I'll say this - the boiler is 10 years old. In a hard water area, if the plate has lasted 10 years, then thats a good run.

Yup - only issue is when hot water is turned on. Funny thing is that the hot water pressure is good - but cuts off after about 4/5 min. So basically it looks like the PHE is clogged/scaled up. Could it be the thermistor? (Because CH can work for hours without issue - does that help rule it out?)
