Subsidence 12 years ago, House insurance confusion...

Thanks, yes it does state that on the report from the previous owners. So what would your advice be? I have just had a quote from Lloyds which seems very reasonable, and I remember 5 years ago they were one of the only companies who had no problem insuring me with subsidence issues in the...

Subsidence 12 years ago, House insurance confusion...

I just looked through the survey I had doe when I bought the house and found a short sentence : ''There was evidence of movement to the kitchen bottom RHS window (shown by the below red arrow) which would suggest that there has been a previous issue with the drains in the area as described by...

These certificates are from the same company, and they are a big company still in business. I don't think anything suspicious is going on. But I do need to look in to it

Subsidence 12 years ago, House insurance confusion...

Thanks, yeah I went with a broker 5 years ago and stayed with them until now. Actually after I did the comparison site, when I chose a company they just asked the few questions I mentioned in my post about subsidence, once I filled them in, I was able to get my quote and pay and it wasn't much...

Subsidence 12 years ago, House insurance confusion...

Thanks. The term drain crash was the option the insurance company gave me when adding the few details about subsidence. Yes I believe you are right, that the first report says its escape of water as that is what they saw when they first arrived in 2008, and the second sort of confirms this but...

Subsidence 12 years ago, House insurance confusion...

No it wasn't particularly cheap. But there is a big difference between minor subsidence due to a leaking drain that has been rectified, and subsidence caused by the land in the local area. Yes, for insurance it is annoying, although it's not as bad as it used to be as companies realise...

Subsidence 12 years ago, House insurance confusion...

Hi, I bought my terraced house in Bristol 5 years ago. 12 years ago they had some relatively minor subsidence, due to a broken drain apparently. I had a nightmare getting landlords insurance many years ago, but eventually got it with a broker. Now I'm moving back in and can't use them. I get...

Installing soil stack so it can come apart again easily?

Thanks, you are meant to leave an expansion gap with 110mm pipe, I didnt know this!

Installing soil stack so it can come apart again easily?

Ok, so you mean just putting the pipe in and its edge essentially rests on the rubber seal? I wonder if this could damage the rubber. The issue would be getting the strap bosses in the right places, as really I'm looking to have the final setup, but just be able to remove it for the insulation...

Installing soil stack so it can come apart again easily?

I've found the 40mm fitting go on and off fairly easily, the Floplast ones. Will silicon grease still be effective a few months down the line?

Installing soil stack so it can come apart again easily?

Hi, I took off my very old soil stack with the intention of getting external wall insulation done. The company could do it in a few weeks which would be fine, but I just heard the news about grants in September for these kinds of jobs, and I'm on borrowed money so I feel it would be best to wait...

Just used self levelling compound on floor, have some questions...

Hi, I just used mapei 3240fibre re enforced levelling compound on my 17msq kitchen floor. Overall I'm very happy, got rid of a 10mm crater in a large section. But when we put it down, I went back to add some to a section still within the 20 minute working time they say, but the stuff I'd...

    Replacing shower mixer issues...

Thanks just popped out to tool station and got a new shower. It fits without the variable adapters. My pipe centres are a few mm over 150mm. But it seems to be ok anyway. How would you go about cleaning up the threads of those pipes, seems to have some limescale, bits of silicon and grout...

    Replacing shower mixer issues...

I want to replace my old Triton shower mixer bar, and one tile that was broken around it. Looking at the installation guide for newer Triton mixers it seems to have these little 'dog leg' variable connectors. They screw in to a 1/2" valve that should be sitting in the wall. They don't say what...

    External render blown/damp/issues, best solution?

They sound like great ideas, I don't have the space for either unfortunately! I don't have a dryer though and am used to drying clothes in the house. Maybe I need to rethink But these rules about when you take off 25% of the render you have to improve the insulation makes my options quite...

    External render blown/damp/issues, best solution?

That's an interesting take. I'm too much of an amateur to know! But I'm sure you're right about moisture getting in and out. But what about the real purpose of EWI, which keeps your house warmer? If you don't have major damp issues, then it seems it works well to save on heating bills. The...

    External render blown/damp/issues, best solution?

Thanks. I'm a bit confused by the breathability factor. Everything I read says if the original materials were line based, then you should remove all the cement renders and render with lime. But then everything I read about external wall insulation says you don't need to remove the old render...

    External render blown/damp/issues, best solution?

Fair enough, I just thought it was more exposed now I removed the dashing. I won't worry so much about getting it sorted quickly then

    External render blown/damp/issues, best solution?

I didn't know if you meant after patching it in. But currently its totally exposed! I wouldn't have thought a year or two like that would do it any good
