    I would be tempeted to put kingspan on first, and epdm or fibreglass over that. If that s too dear, power wash the lot to get rid of loose stuff, the LeFarge Liquid Rubber the lot 2 x 2mm coats and forget for 25+ yrs.

    The render is probably sand and cement (Concrete), this is not porus and if damp gets behind it simply peels away. A repeat fit depends on size of the area, but walls need to be looked at to determine what caused the render to peel. Pics woud be good, but theres repair, and then theres replace????

    3" kingspan in between the ceiling joists, poly backed plasterboard on walls. Insulated boards on kitchen floor, is the kitchen roof open to the elements above ??? Is the space under the floor open to air bricks? Good draft from there. Also external insulation an option.

    why take a chance, EPDM or glassfibre are easy, but experience is paramount when water damage is a bad-un if it goes wrong. £1800 for a new roof is worth it search for any roof-coaters in your area and get some quotes. :)

    we had ours done just before the big snow. roof-coaters in manchester came to Derby without any issues, quoted for EPDM and Glassfibre and we have a 30yrs warranty. Very good work on a standard garage for £1800 which was not cheapest quote, but we chose well.
