Thanks Al. The leaks appear where there are joints in the fibre boards. Mostly middle of the roof or higher up. There's only 1 or 2 at low eaves level. I'm fairly up to speed with condensation etc, so much so when I bought the place I had extractors fitted in the kitchen and bathroom. Trickle...

But we also only get the leaks when it's raining. Wonder if it is to do with the outside temp during the rain. Although it has leaked in the summer just as much as the winter.

I think the original roofers feeling was that the moist air wasn't coming from the loft space but rather just outside air flowing under the tiles but not having enough flow to keep it going, sort of thing. But yes you have a point, I could just work out where they are and cut.

Don't really appreciate your tone to be honest. You are suggesting the vents are the problem. It leaked before the vents were installed. So, can't be the vents. And if condensation between the felt and the tiles were the issue, venting the loft space will do bugger all. I'm not a roofer but...

The roof space doesn't need vented, or at least not more than it already is. The water that appears in the loft space is not condensation forming in the loft space. The installation of the vents was to get more airflow under the tiles themselves as it was possible the moisture getting in was...

The lapping of the tiles has been checked and is about 90mm or something like that. The vents are not free venting the loft space, they are for venting between the tiles and the felt as it was suggested last year that it was condensation that was forming under the tiles. Didn't work. The leaks...

Got the rubber seal. Doesn't fit anywhere useful so not sure what bit they were thinking of. I'm gonna run a lip of sealant around the gap to see if it removes the issue.

Roofer was round on Thursday. Couldn't suggest any other cause for the leaks so is quoting for reroof. Will let you all know what it comes in at.

Quick update on this one. Spoken to WEDI and it seems I'm missing a rubber o ring. They are being good enough to send one out free of cost so fingers crossed that solves the issue.

I am getting another one in the next few days.

Here you go. Nothing to be seen on the roof. The vents were put in after the leaks were spotted, after a roofer suggested the leaks were in fact condensation between the tiles and selotex boards. Not the case.
