    Thanks Terry. So new ones are not really worth replacing for? According to the current owner it breaks a often enough but I guess I know it'll "only" cost me the insurance each year and that's predictable.

    In fairness, it's quite soft. The recording hugely exaggerates the noise. When you turn on the kitchen tap it increases slightly. Update: dude coming round tomorrow to look and fix. Noise unchanged, meter still ticking :( External meter Ian.
