So your 76" tall (1.93M) only leaves you 57cm to play with, looks like you do indeed need that 3M. Planning application required sadly unless your happy with a very thin roof to keep it under 2.5M, could work out. Regarding it being over 15 SQM and within 1M of boundary, just email your...

That's coming on well :) What's the internal floor area in square metre's? If it's less than 15 Square Metres then guides say building regulations do not apply. Also, if you can keep it under 2.5M in height from floor to the flat roof then guides also say you need not apply for planning...

It's a cracking guide, nice to see his project progressing in stages with every video well explained in detail. His results show what can be achieved just from doing your homework. Some may prefer an alternative method for supporting his pillars for the base frame but apart from that it's near...

This maybe interesting for you. Chap on Youtube "Ali Dymock" has a superb guide to building an outbuilding, well explained and in several parts. His build is within 1 Metre of the boundary but he explains in Part.3 how he obtained permission for 3 Metre height. If within 1 Metre of the...

New Conservatory less than 1M from boundary

Think i'll stick to the 150mm, the total height of Conservatory i calculted to be about 2.9M so add the 150mm makes it 3.05M total, that's pretty fair me thinks. Next step is a little more calculating then onto the Neighbour Consultation Application :) Could not see that Neighbour Consultation...

New Conservatory less than 1M from boundary

Hi Woody Thanks for the tip, less info the better sometimes, keep it minimal. As it's less than 2M from the boundary i'm allowed 3M height to eaves which is bags of room for flat roof but i'm checking for any clauses if Conservatory was less than 1M to boundary, for example like the rules for...

New Conservatory less than 1M from boundary

Thanks Johnny :) Still need to go through the Neighbour Consultation Scheme but they are good neighbours so hopefully no problems. Still a bit of a minefield but think i'm getting there, took plenty of notes from your replies and the LABC website has been a godsend, thanks again!

New Conservatory less than 1M from boundary

LOL! Well that's true . We are considering your comment on an Orangery over a Conservatory, like the idea of the large Roof Lantern, always liked the look of those. Need to look into this in a bit more detail as have concentrated on a Conservatory from the beginning. Thanks again Ron

New Conservatory less than 1M from boundary

Crikey, now a Conservatory is be pretty close to being an Extension! The difference being separate heating and a fixed door isolating the Conservatory from the house.

New Conservatory less than 1M from boundary

As i can only go out an extra 5M the internal floor space will be slightly less than 20sq.m, space badly needed.

New Conservatory less than 1M from boundary

That helped a lot, thanks for clarifying ;). Been a while since i looked into all this, i'm amazed how relaxed things are now, a lot more freedom building wise as long as you do your homework and stick to the rules.

Hi Woody, i recall some time ago you helped me with something else so my thanks again for the advice on this. Can you elaborate on what you mean Glazing criteria was removed several years ago? Thanks Ron

New Conservatory less than 1M from boundary

A case of a photograph speaks a thousand words :) I don't have one at hand at the moment but there's an existing 3M extension, approved and finished in 2001 and that is 0.6M from boundary. There's basically a 6.5 foot fence on the boundary and the Conservatory will be 0.6M from that in-line...

New Conservatory less than 1M from boundary

Thank you so much for taking the time to explain! That really did help to connect the things i'd read which i found confusing. Seeing that a solid wall is needed on the side that is only 0.6M from the boundary, surly this would require Building Control? Would they not need to check the footings...

New Conservatory less than 1M from boundary

Hello, some advice much needed please :) I'm finding it very difficult to obtain an official guide on Building Control for a Conservatory. When i look at forums you see quotes like "The roof must be 75% glass and all walls 50% glass but where are they getting this information from officially...
