You could try a flat file on the plastic tail to get a smooth surface for the washer to seal against. Andy.

Usually a new washer will sort this problem. Its obviously not sealing correctly. Maybe the plastic tail with the thread has cracked. Andy.

Building an extension to the side of my property. The foundations are in and passed. Now building up to dpc. Is it a good idea to use waterproofer in the mortar mix in the courses within the ground and up to dpc. I have quite a high water table so considering if waterproofing is necessary...

It sounds as if you would be creating a by-pass by doing it that way. It's possible that it would then create problems with the performance of the rest of your system. Could you re configure the flow and return to the existing rads upstairs :?: Andy.
