Planning permission refused and appeal refused what next?

If you address the individual planning issues they cannot reject it. Again, why is frosting not acceptable ? You could change the glass in a few years once it's all blown over ! Building with a diagonal corner may be rejected for other reasons, of course. Really, we would need to see a full...

Planning permission refused and appeal refused what next?

You might be able to get a modified design approved. The issues appear to be either: overlooking - alter the windows or fit frosted glass loss of light - rebuild the corner with a diagonal cut-off.

Planning permission refused and appeal refused what next?

It's a disgrace that corruption is alive and kicking in the planning process. But I think that when they see people jumping the gun it kind of winds them up and that doesn't help you in the long run. All appeals should be done by an independent group outside of the immediate area with no...

    salvaging victorian tiles?

Try vibrating the substrate near the tiles with a blunt SDS chisel - this might help to shake them loose if they are still partly attached. But only try this if you don't mind damaging the floor under the tiles.

    Boundry Wall and drainage issues

I am thinking maybe he means it would have been 2 metres high, but since it is built from their land that is now 1 metre lower, that makes 3 metres or so in total, i.e. first metre retaining wall, next 2 metres visible on his side :?

    underfloor/underhouse ventilation advice

How did they reinstate the air bricks ? You may have to check what they did. If the new extension has an underfloor void that should have air bricks itself and be open to the original underfloor. If the extension is solid floored they would need to duct the old floor through to the outside...

Extractor fan on a small double glazed window

Do you really need a fan ? You could put in a trickle vent or air brick. Or put the fan through the wall rather than the window ? Anyway, If you cut the glass you will not be able to seal it again. You need to get a new sealed unit made to fit with a hole cut out to take the extractor fan...

    cavity trays

You need some way for water tracking down the inside of the outer leaf to get out. This is commonly done by ensuring the cavity in open down to 225mm below the DPC, i.e. 75mm below ground level. If very high levels of water penetration is likely, or there is radon gas issues, it may be...

    Soundproofing party wall

If you can really now hear everything as if they are in the room with you and it does not sound muffled, then you have an air path between the two houses. Can you also smell their cooking smells ? Check all joists where they enter the party wall for gaps and seal any with mortar or expanding foam.

Advice please - will these BLOCKS be OK for local conditions

Actually maybe more like rice crispy cake (I'm getting hungry).

Advice please - will these BLOCKS be OK for local conditions

Stay away from aircrete blocks on the outer skin - you are asking for trouble. Aircrete inners OK, inner and outer do not need to be the same. For the exterior you want medium density concrete blocks. They look slightly porous - like a "flapjack biscuit/cake" (they are !) and give a good key...

    Unusual construction?

Note that there is often very poor insulation in the timber studwork.

    Joist hanger - funny angle

You can get 45 degree hangers, but I've not seen other angles.

    Waterproof insulation board

No need to do any bonding, although a bit or adhesive may be useful to hold it up as you work. Just sandwich the insulation board (celotex etc) between the aquapanel and the wall. Best to avoid plasterboard in a bathroom, but it can be made waterproof with a tanking system. I have used bal...

    building control and drains

Our local BCO does not bother much with drain tests for domestic extensions. He said the old stuff will leak a bit anyway, so not much point testing the new bits !

    Building Regulation Plans and Architect

When I built about 1.5 metres from a 2 metre deep 12" public sewer, the water company were fine with the foundations being just lower than the load line (45 degrees upward from invert of sewer). I think if within 1 metre I would have had to go to invert depth however.

A gaps has developed where our extension meets the house?

The correct way is certainly polysuphide mastic, but it is expensive in the quantities required to run a good deep bead up 2 stories, and I have never seen it used on domestic extensions. I have seen it a lot on commercial buildings though. If the new wall is a cavity wall, a slight crack in...

    Insulating arched window header.

You can get 12mm celotex, which could be persuaded to bend around the arch. Use a few layers stuck to together with low expansion foam. Then get some of the flexible plasterboard and do similar, then skim. If flexible PB too expensive, you can "bend" normal plasterboard by making cuts in the...

    Unsightly Brickwork

Or get some of those flexible fence panels made of sticks (birch or hazel ?) and roll it out over the wall.
