thks muggles... i have swapped the 3 immerson heaters more times than i care to remember...if i'm lucky its only the stat...when its the bottom immersion gone i swear and keep my mind on the money. yes..all 3 are 3kw. all 3 are on constatnt from 0600 till 2100. they get a lot of use...

hmm thx but the lay out of the premises wont make that an option. (or easy one atleast) hoping for a solution near that can be plumbed into the existing hot water distribution pipe (upstairs in the back office)

dealing with lead is really easy....getting into all the places where it travels might be more complicated. it can be replaced from the mains , where it comes into ur house or from where it comes into the bathroom (and do the rest at another time)...not difficult what so ever. its just one...

sorry to hear that....plumbers are not allowed to work with lead. u'll have to get a specialist lead dealer in :wink:

you say that paul...however it took me some time to sort out a problem of over pressurising on a combi the other week. symptoms were that the boiler was always at around 3 bar....open prv...drops but them comes back up..initial thought dhw heat exchanger had gone...ordered one. on...

i'm no expert...just an ordinary plumber, but id say it would have to go above the spill over on the toilet (as toilet branch is the last one) so if the toilet pipe blocks it would spill over into the bathroom where its seen...and not into the durgo u might have boxed in...and go unnoticed

has it got an trv on one side ? is the pin moving up and down freely when u push it (havin taken the trv head off) ? if still no joy i would take off the rad , attach a hose downstairs and open drain valve...then attach a hose to each valve (one ata time) and let mains pressure shift what...
