    So is there a rule of 1100 if theres a window? Also am I right in thinking that if a part of the extension is single storey that part could be done under permitted development and maybe closer to a boundary. And could the pd bit be applied for retrospectively should it be needed?

    Yes 100mm. We've just knocked the garage down which is 1 metre from the fence plus as I said the extension measurements need that size or possibly the kitchen may need rearranging. I think the drawer must have been drinking.

    Its just the outside handle that's playing up. I think if it was the inner handle or lock as well the job would easier. At least that what it seems, I can't find a video showing how to get to the handle. Only ones showing how to replace the window regulator which apparently needs to be removed...

    Unless I'm mistaken it's a big job. To get to the handle on the inside of the door the trim comes off then to get to the handle the next whole panel has to come out.     He designed a plate originally. There's a few advantages to having the outer wall separately in my opinion so I asked him if this way is ok. He didn't say galvanised but didn't say not galvanised so maybe he's assuming im going to do it. I think if it can't be concrete I'll go back to the plate...

    Its what the engineer wants. Its 3 metres span so I thought concrete was ok but he wants 178x102x19. There's a window above so not much weight. Does what I've written above explain things?

    Does anyone know how a steel lintel over a window on the outside leaf can be rendered over where the steel and padstone are 102mm wide. Is there a better way than chicken wire is the main question and keeping rain from penetrating through would be the next.

    Propping up a wall for a new lintel when its tricky!

    Its that compliant with regs? I've put just the outside lintel in before as there wasn't one already there but not heard of anyone doing it by choice.

    Not yet. I had a local company that sells steel measure up recently. The surveyor recommended having acros outside with needless going through both cavity walls and resting on the bedroom floor above. I don't doubt his knowledge but I can't get my head around that. . How did you manage to do one...
