    You need a sub base that will not shift around. So do not use sand or ballast, instead use smashed broken bricks, tiles etc (for free) or buy some MOT1 (the grey stuff) and compact that down until firm.

    This is a DIY forum, not an 'Employ someone else to do it for me forum'. If I had water marks on my ceiling I would go into the loft when it was raining for clues and if no findings, I would look outside up a ladder when dry for more clues, as any other sensible person would.

    The stated expected life is 50 years, that is not a 50 year guarantee. A guarantee is they guarantee to do something if something goes wrong. But a guarantee could be uselessly worded as 'we will only say sorry if our product fails'. Before taking legal action, check all fine details.

    The new brickwork doesn't look like it's bonded with the origonal wall. Is this the case? If so, the strapping will only be as strong as the bond of the old bricks to new.
