Replacing rotten floor joists and wood

Is there any easy way to establish whether it is dry or wet rot?

    Lead pipe replacement

Well I noticed that being in hard water area this is very much true but as it is there and the house is currently empty of most things it seems a good chance to do it. In fact when I mentioned this to my Dad he pointed out I grew up in a house with lead pipes in a very soft water area. Hopefully...

    Lead pipe replacement

Indeed, I need to pull out the kitchen units to be sure of the exact location. It feels to be somewhere below the stop cock but after it has come up through the floorboards. I guess if I can temporarily stop that leak, I can then just replace the whole lot in one go later - which will always be...

Replacing rotten floor joists and wood

The floor joists in my dining room rest at one end upon a piece of wood that sits inside the external wall (single wall 1920/30s property). This piece of wood is rotten/dust in various places (less than 1m in length). Also one of the joists is rotten too but unfortunately sits under a internal...

    Lead pipe replacement

Just got a new combi installed to replace the noisy and cheap british gas boiler and uncovered cold water tanks in the loft. I will make sure the new pipe installed is bigger. The survey made the house sound reasonably ok, the more we look, the more it is not ok! But so many caveats in the...

    Lead pipe replacement

Is there any advantage to doing it in one go? I have leak that I wish to deal with soon, so I can replace the rotten timber and start to move in to the property! There list has seven people in my area of which two are sutton and east surrey's own company which claim "Fast, friendly and...

    Lead pipe replacement

I am finding Sutton and East Surrey water's website rather unhelpful and they seem to want to recommend their own expensive plumbing service. I imagine this will all partly depend on where they decide to bung the water meter. I guess I shall have to contact them on Monday and find out. I...

    Lead pipe replacement

It is in the pipe somewhere near to the kitchen sink tap. I haven't pulled the unit out to fully investigate but looking from the dining room under the floorboards it is wet and feels wet from what I can touch of it below the kitchen sink kickboards. As the house is being rewired there is...

    Lead pipe replacement

I have just found out the property I have purchased has a lead pipe, not a surprise but as it is leaking it is a good opportunity to replace before I move in. I had a plumber in who did other work for me and he said it is fairly cheap and easy to replace it inside the house to the porch with a...

    Brick wall and damp

So after some further investigation today it turns out that there is a lead water pipe and it is leaking. So that may explain some of the mould in that room and I have noticed by the radiator there is mould stains, so I guess the previous owners liked to dry clothes on them. [/img]

    Brick wall and damp

    1. Not yet for either clearing or cupboard inspection. It is not a cavity wall. 2. The laminate floor had to be up for the electricians to rewire, so I had a look under the floor to see if I could spot anything. It isn't the largest sub floor area to crawl under but probably doable. 3...

    Brick wall and damp

I have just pulled on the laminate floor and looked in to the void to see where the damp proof course is. I notice the step down from the patio shown below breaches it. Is there any other solution beyond removing it? Also the plaster around the wall that doesn't quite touch is a little hollow...

    Brick wall and damp

I asked my neighbour whilst I was there today and she hadn't noticed any issues but then she may have furniture or something in the way.

    Brick wall and damp

Thanks for he detailed reply. I plan to ask her if she has noticed anything but only purchased the house last week and haven't moved in yet. Pic 4 (the one with the hideous striped wall paper) is the other side of pics 1-3 (the wall not quite touching) - the corner being just by the patio...

    Brick wall and damp

I have uploaded the photos here: http://www.diynot.com/network/Molebob/albums/15458 I haven't looked further behind the kitchen cupboard to see what is going on yet. As a new boiler is going in next week that area will be opened up.

    Brick wall and damp

I have just purchased a house and there appears to be mold (which was well hidden on viewings) in a couple of places which both seem to be caused by walls in the garden. In one case the shared wall with the other semi has a small gap of a couple centimeters between it and the house. A small...
