Safety check for a rental property.

An electrical safety inspection, is required for rental properties to the building regulations in Scotland, elsewhere it's proof that measures are being taken to maintain electrical safety, as a butt guarding exercise. It is recommended that a viisual condition report costing about £60 for...

For procedural fault finding, I think not! :) Regards

Telephone line - continuous, intermittent dialling tone

Yes, I know that now; would that be expected to be common knowledge though, for any person picking up the telephone handset ...... apart from BT employees and the telephone subscriber? Regards

    Consumer unit tripping; advice please.

What standard procedures does one refer to? :( Regards

    Consumer unit tripping; advice please.

A "competent person" is not proven by means of registration with a scheme provider! As one who is currently registered with the NICEIC, and previously registered with NAPIT; I can vouch for their RCD fault finding charts! 8) Regards

    Consumer unit tripping; advice please.

Rather call a competent electrician, who uses the NAPIT fault finding procedure for RCD's  Regards

Telephone line - continuous, intermittent dialling tone

What would this mean when the receiver is lifted? Regards

    Consumer unit tripping; advice please.

Of course it will trip on N-E earth faults, the reason for installing the RCD is for protection against earth faults per se. As I stated, there are various logical fault finding procedures that can be used. Regards

    Supplymentary Bonding

The duty holder has to put his COTB, by signature for the completion of a MWC to BS7671. If the work eventually goes pear shape because of departures, he will be held accountable and get a job guarding the members of the harem - females excepted of course. Regards

    Consumer unit tripping; advice please.

RCD's will trip on earth fault for various reasons, and usually when doing their job I find. For intermittent faults, a test is required on the circuits connected to the RCD, (and the RCD); using an RCD tester by a competent electrician. There are recognised procedures to follow on fault...

    BT 'master' socket -

I don't think that's the case now, since BT had to drop the monopoly on telephone services; they formed OpenReach, now just one of the other contractors/providers such as virgin etc. for fibre optic etc. Regards

    Worcester Boiler Malfunction?

Worcester model number 19/21CBi. This boiler is giving a continual noise as if it was heating the water, but the boiler programmer is not calling for operation on either the hot water or the central heating, and the flame is not lit. I haven't noticed this before. The gas meter doesn't appear to...

No Under Work Top Plug Sockets - how to plug in appliances?

I think if you ask the supplier if this is the case, the answer would be No. Regards

    is it me

They have their place, reliant on physical limitations, hence the classification of MF. Larger current ratings are entirely feasible, but the size of components would not be acceptable. Current ratings for screw terminals on MCB's etc., are adequately dimensioned to give an adequate lifetime...

    is it me

A screw is simply a long mechanical wedge, what keeps it in place is friction; if it is subjected to a temperature cycle with varying current loads, there will be a continual relaxation of this friction. This is the reason why screws on electrical equipment, can always be retightened to an...

    Quote seems excessive - opinions?

There's the rub, you appear to have only one person quoting. Get at least 3 quotes as recommended by electrical organisations, compare their methods of installation and direct the anomalies to each in turn, disregarding the pricing. I would certainly never get work done without comparative...

    Quote seems excessive - opinions?

I think that sufficient leads to information, has been given on the requirement for building warrants and how to accomplish that. A major problem in Scotland is that there is no part P, the standards are dismal in comparison to those in Wales and England, not only because of non-compliant work...

    Quote seems excessive - opinions?

Your advisor should have given more information as applicable to their department. You need an approved certifier of construction from either SELECT or the NICEIC for the electrical work. I wouldn't rely on someone doing the work and then attempting to get a "certifier" to sign it off, see the...

    Quote seems excessive - opinions?

Part P is not applicable to Scotland. You don't require to be registered to do work either! ........ unfortunately it's a free for all. Check that the "electrician is preferably registered but has at least City and Guilds 2382 for the 17th edition of BS7671 (the wiring regulations) and has...
