    Chimney Removal to roof level

I dont intend to rehearse elementary chemistry. moisture is in the air (sealed flues contain air), its called RH (relative humidity), temperature affects the RH, and the hygroscopic salts in the soot (even in a swept flue) attracts this RH (air moisture). Sulpherisation is the consequence...

Replastering chimney breasts, damp/salts on wall

Smoke test and sweep all your flues, and check the correct terminals are in place on the stack. Why does your chimney breast jog out ? Is that a mantle? How many flues are in that c/breast? Usually, to make a good job,its best to hack off the whole c/breast and any adjacent areas, and...

    Chimney Removal to roof level

All flues should be vented top and bottom no matter where bottom starts or top ends. And all redundant flues should be swept before de-commissioning them. I hope that you fix the "leaks" and leave the chimney stack alone. They are traditional, and add value and style to the property.

    Tiling over tiles

FWIW: the join at the wood and concrete might be a weak link, unless its already been treated as a crack or a movement joint.

    Amtico Floor Tile Lifting

Spoken like a landlord. Maybe you have a daughter who might one day end up in a rental with an asthmatic baby, and a landlord who's" not too fussed"?

Drainage Repair - question about underground pipes

Thanks for the pics. 1. I think that your original ground level(GL) was the approx. top of the gulley. From what i can make out, the GL has since been built up say, 8" - 10" above the original level. This might be your source of internal damp, the bridging of the DPC. 2. Do you have a...

    Ceiling - foam like, asbestos?

Thanks for that info. Your soffits are probably made from asbestos cement panels. Dont disturb them and they wont bother you. To remove them? You remove them. Just like anything else. You dont go smashing other things to dust and bits, neither would you do that to asb panels.

strange patch on wall in utility room

I didn't see any damp signs. The above ref the rising main is a sound suggestion. I dont understand why you haven't taken the skirting off - it will eventually have to come off to make good the, hopefully, render?

    blue layer under concrete floor

If you do indeed have a sheet membrane (DPM) thats showing at the wall, then where is it in the floor layering? Maybe the flat membrane is all in bitumen? I now see that the S&C skirting is merely a camera angle or shadow. Even in 1972 many BCO's required copper in cement contact to be...

    Mould problem

No harm will come to your tenants - given that they've lived with the spores, and a possible damp unventilated atmosphere, for some time - i only guess. Wet rot and dry rot often flourish in unhealthy conditions but they are not in themselves particularly unhealthy. Your surveyor must be...

strange patch on wall in utility room

Thanks for the pic. I cant see any indications on the kit side but the pic detail is none too clear. Perhaps , move any items and appliances away in the utility room and examine the wall and the return (exterior) wall for damp. Post a pic of the cleared area. Solid floors should have...

Getting air circulating. Specifically quiet inline fans.

Ask the mods to transfer your post to the electricians forum. Personally, i've no experience of "Passyfier"vents. Cross venting from two different walls with conventional vents might do the trick?

dpc for concrete block workshop walls?

Typically, slab construction has a membrane below the slab and a DPC in the walls. Sometimes the membrane is taken up and serves as a DPC and membrane. There are plentiful diagrams of slab construction on the web.

concrete slabbing in the African bush.

Why do you need to put a screed on top? Why should it be so thin? Can you explain a little more ref the acid and sealing? What will your finish floor material be? AAMOI: scrubbing a slurry of sand and cement will provide a good key for a sand and cement screed.

    Mould problem

Fatjogger, Ignore ignorant and dangerous posts. The dry rot could have been working its way thro the property for over twenty years, and have reached into hidden areas of floors and ceilings, it also travels thro masonry and plaster. Not least, you could be held responsible by your...

    damp kitchen wall

    1. I notice that your window frame has been installed, presumably, flush with the outside brick face - (is it brick, or something else?). Perhaps you could check the caulking? Moisture might be bypassing the frame and crossing the cavity? Moisture can penetrate in one place and manifest...

    Ceiling - foam like, asbestos?

I have come across, and removed that stuff before - i think that it was all the rage, for five minutes, back in the day. Was it for insulation, or fireproofing or something else - i dont know. I dont recall any mention of asbestos, and one of my crew had worked at Turners Asbestos...
