    Flat roof fail

The architect drawings do specify cavity trays. Whether or not they were put in correctly I cannot say, likewise with the closure. No, actually a warm roof wasn't in the original spec. When I alerted the builder to the initial problems he insisted that what they had constructed was a warm roof...

    Flat roof fail

Funnily enough I watched that video about an hour ago! My understanding is that with a hybrid roof you have some insulation above the main deck which there isn't in this case. What we have above the plasterboard ceiling is no vapour barrier then an air gap of 100-150mm, the insulation layer then...

    Flat roof fail

@sxturbo thanks I get it, as I said, clearly we've been far too trusting and accommodating but have been on their case repeatedly but maybe not forcefully enough. This is not some cowboy builder though, they have been trading under the same company name, his own name in fact, for over 20+ years...

    Flat roof fail

The underlying problem is that they constructed a roof not fit for purpose and contravening building regulations. Paying another builder potentially thousands to correct the problem just doesn't sit well with me. No, neither has the roofer which has come out 4 times. I didn't realise at the...

@dilly Thanks that's helpful, the letter will probably be going out this week, I'll give an update if anything interesting happens.

@RandomGrinch I think you're right, I suspect a lot of the BC inspectors see the same builders repeatedly and get to know them and after a while they just assume they've done things correctly and pass it off. If I'm being generous the main guy genuinely seemed to think they had installed a warm...

    Flat roof fail

From my original post which you must have missed:- "In September of this year we discovered a large mold patch on one of the walls, it was obscured by furniture so we didn’t immediately notice it. I removed the plasterboard and the block work behind was soaking wet. Throwing a bucket of water...

    Flat roof fail

Sorry, not sure I understand, if the blockwork behind the plasterboard is soaking wet and you can see the water trickling down it, and the majority of the rear facing side of the plasterboard is covered in black mould, are you saying there could be another cause of the mould other than the leak?

    Flat roof fail

Pretty sure the mould is due to the water leaking down the blockwork immediately behind the plasterboard.

    Flat roof fail

Apologies if this is overly long but it may be of interest to someone and hopefully might elicit some useful advice. We got a single storey extension built 5 years ago, the flat roof is failing and the builder is now ignoring our communication. The builder in question is a small to mid size...
