Leave, cover or replace flat roof section

We have a small kitchen utility that's tagged onto an extension. It has what appears to be asbestos sheeting which has been over lain with some form of surfacing. See photo links below It's not leaking at present, but the survey says it's at its end of life. From the inside we will be...

Black dust between block and plaster

Thank you John, so it's probably water damage rather than some sort of bonding material? The external path has a hole in it at this location, so could well we water/ mildew. Hole in path https://drive.google.com/file/d/1jD6zSV35zQLDbfSwwkU8XroPRaar6WW0/view?usp=drivesdk It was dry/friable...

Damp corner with high outside path

Hi, I think the source of a damp side of the house is a high pathway that runs alongside the house. It starts at floor level at one end but rises up circa 200mm above internal floor level. This is the corner, it appears there was a concrete fillet between path and wall originally, there is...

Black dust between block and plaster

Hi, I have a corner in a house which I assume is damp (outside path is too high) which I will tackle as the source of the issue before any internal work. I removed some of the loose wallpaper in that location and the plaster skim is loose too. Upon removing this there appears to be a black...

Damp wall and timber floors, surveyor report

That down pipe serves the front half of the roof, plus part of the side. I'd hoped it was just the side.. the soakaway would be a lot bigger than I'd initially thought. Noted I don't think I'll get the required offsets to my building or adjacent retaining wall. Currently the water runs from...

Damp wall and timber floors, surveyor report

Yes, it's not solid wall but concrete block with no cavity. Bar this one wall the timber throughout that I'd exposed was in good condition, and the woodchip throughout, which is probably older than me is clinging well to the walls. It's just this one cold wall with little sunshine and a raised...

Damp wall and timber floors, surveyor report

Because it's 1920 solid wall and it wasn't usually installed then. This is the only wall where ground level is at or above the floor level. It's just paint on the lower part, but I understand what you are getting at.

Damp wall and timber floors, surveyor report

I'll hope it's just a thin layer of concrete. I'm minded to remove the path entirely and not put it back (it's not a right of way). Disposal will be fun as the biggest thing I can get to the front would be a transit style tipper.

Damp wall and timber floors, surveyor report

Thank you Stuart, sounds very sensible. I'll check on the utility situation too, in case anything would stop that. That will be a fun manual job as there is limited access.

Damp wall and timber floors, surveyor report

Probably, there is a retaining wall to the left so I'd not want to alter levels too much.

Damp wall and timber floors, surveyor report

Best images I have to hand of the side path, down pipe and an internal photo.

Damp wall and timber floors, surveyor report

Super, thank you for taking the time to respond. I'm less concerned than I was earlier, but I need to go have a closer look at the floor in that area.

Damp wall and timber floors, surveyor report

Can I treat the external render with anything (once it's drier) to minimise water ingress from splashing?

Damp wall and timber floors, surveyor report

Thank you flameport, this does seem to be what I'm reading. To my mind, if I stop the water splashing against the render, get that downpipe away to a small soak away, chop away the internal plaster, vent the floor and repair anything suspect with rot in the floor ; I'm doing about the best job...

Damp wall and timber floors, surveyor report

Hi all, first my apologies on my first post being a request for help and advise. I did use these forums a long time ago when we did our first house but I've misplaced that login and email. I've just had some initial feedback from the building surveyor on a property we are trying to buy. For...
