    I should have added that the hot and cold water supply is from a communal boiler and communal tanks in flats - the pressure is generally low from them ( ie cold water does not have enough pressure for an ordinary electric shower ( elsewhere in flat).

    Thanks for the info. about your job - I had been thinking the best way was to try to cut across the plaster with a saw (?) underneath the coving the length of the wall so that bringing down the wall minimizes the impact on the coving.
