    The room is only a sun trap when it's sunny, the rest of the time it's just normal temperature. I had the UFH installed as it was the latest fad, but I don't use it use the central heating radiator over the winter.. I might contact the tile suppliers as well, see if they have had any feedback...

    Here is the inside. I am going to give the building company a call in the morning and see what they say. I won't be lifting the tiles as I would not want to damage the underfloor heating or the tiles !!

    Thanks both. I have taken a look at my paperwork and the foundations are a slab foundation, which is at least 600mm thick. There is no sight of any moisture inside and the outside looks fine. This part of the floor is a sun trap so I did wonder if it had just dried out too much?

    Thanks, I am going to fix the fence to the fence posts that will be in the ground rather than to the wall. This is the same way as how the old fence was built, but being an old cheap fence it has now broken down in places.

    I use Osmo hard wax polyx oil for everything! Pitch pine doors, oak skirting, ash tv cabinet and oak furniture. It's so easy to use and does not have the awful varnish look! My neighbour put 12 coats of varnish on her doors, I swear she had to make the door openings bigger!!!

    Yes, I had lead paint, the house is from 1890 ish so lead paint and old gas lights!!! Luckily it had only been covered by one dodgy coat of white gloss by me about 20 years ago so there wasn't to much to remove! The test kit was about £6/8 ish, under a tenner for sure. I got it from eBay.

    Yes the scraper was easy, i got through a few of the spare blades. I tried the heat gun on a piece of skirting that had been removed and it was a slow process. I only had the original paint and a coat of white gloss to remove. The paint came off in flakes. Here is the finished stairs
