    Great idea, but incorrect im afraid. You must submit an accurate system drawing with all applications, along with instructions to tenants on how to disinfect any outlets.

    So far three suppliers have recommended it and the output, mainly because I have an existing power shower - the existing boiler is free standing and in a cupboard, very difficult to work on and replace. I also like the idea of fresh water in the upstairs taps and getting rid of the HW tank etc...

    Thanks, yes it modulates down to a steady "burn", and seems to operate ok until it reaches the 20 minute mark, then locks out. Both flow and return pipes (the ones I can get too) are both very hot, after its been running a while both feel about the same temperature. I also called Baxi to pay...

    So an update: New pump and isolation valves fitted, system refilled with inhibitor, and by-pass has been set at 0.2. System bled and everything fine. However... Right on the 20 minute mark, the boiler locks out in over-heat, which takes around 30 minutes to reset. Guys have written down...

    The valves have (chewed) screwdriver slots, and one is seized tight. New valves & pump have just been fitted and system filling up now with inhibiter. I'll update after its working again... Incidentally, the water is very clear when it was drained, plus the Magnaclean filter didn't have much...

    Understood, thanks. Bit of an unfolding drama: When I was looking at the by-pass valve, I noticed one of the pump isolation valves was seeping a bit, when I looked closer, both of the isolation valves are completely seized. This got me thinking about the pump and how old it is - probably 8-9...

    Sorry my mistake, yes its a bypass valve. It looks like it's set quite high 0.5? Theres also a towel radiator without a TRV in the system too.
