    OK so just dug out some of the concrete around the downpipe - the iron is only about 10" long and it exits above a clay (?) drain pipe - squirted a hose down and it did drain away OK (who know where to though ... It didn't appear at the manhole down the side of the house) There's also another...

    Actually - if you don't mind another couple of questions.. 1) Would you expect a Victorian semi to have separate rainwater and foul water drains ? 2) If I wanted to rent a drain CCTV - is it possible to cut a section of the downpipe and patch it afterwards ? Thanks

    That part of the house has always been very damp - which is why the builder suggested injecting it Here is a close-up of the down-pipe - it looks as though it is connected to a metal (rusted) pipe ?

    Hi all - yeah am reasonably sure the pan itself isn't leaking as its occured since it was removed. I guess a leaking pipe under the floor would cause the same problem ( I have my suspicions about the CW fed to the WC which is under the floor) The slabs are about 2" away from the wall...

    Thanks Joe - it definitely gets 'wet' in that area - the floor tile grout on the other side gets damp and changes colour. The weird thing is that it only happens after heavyish rain ....

    Hi again 1) The white pipe is a cold water main 22mm 2) OK :) 3) Soil stack is about 20 feet away - I don't think this WC is connected to that. There is a drain about 10 feet away from the house so I think it connects to that somehow ?? 4) I've remeasured and the finished floor...
