    Sunken Garden with Pergola

I am currently replacing an existing single-storey extension with a two storey extension (marked in green) on my house, which is end-terraced on a corner plot. As such the plot is almost triangular in shape, with a much smaller back garden than front. The extension is going on the side of the...

    Supporting cut joists for staircase.

Yes, I think so, but then I'm getting in to chopping into the ground floor ceiling joists as well, which I was hoping to avoid (unless I simply put it on top of them - which I guess I could)

    Supporting cut joists for staircase.

When you say "full length", do you mean right down through the first floor and the ground floor and into the foundation? If so, it would end up about a foot in front of my oven door downstairs. Similarly, wouldn't a sleeper wall need to be sitting on top of something structural?

    Supporting cut joists for staircase.

Apologies - the picture wasn't very clear and the description wasn't much better! Maybe the below image might be fractionally clearer. Unfortunately, the width of the bedroom from which I'm stealing space is only about 8ft - not enough for a full run with a landing at the top. Maybe...

    Supporting cut joists for staircase.

I want to put in a staircase in our two storey house up into the loft space, and I realise I'm going to need permissions and building warrant, but regulations aside, I can't seem to get my head around how to support the ceiling (loft floor) once I cut away the joists to get access for the stair...

    What constitutes a "fixed" staircase?

Excellent! so assuming it's movable (which given maybe an hour or so's jiggery pokery should be achievable), then it's not a fixed staircase - it just looks like one. Is that all that might have made the loftspace into a "habitable" space or are there other things that make it habitable...

    What constitutes a "fixed" staircase?

We currently use our loft as a computer room, but it's becoming a hassle taking the ramsay ladder up and down all the time, and carrying things up and down the ladder isn't the safest of activities. I understand that putting in a fixed staircase will mean that we will need to alter the loft...

    Selecting a timber frame company

How do I go about finding a company who can provide the timber frame for our two-storey extension at a reasonable cost? There seem to be several out there, but most seem to either do full-house kits, or fancy oak beams etc. I'm just looking for a company to sell me a kit from the plans...

Stair landing width in old house

We are doing an extension, which is accessed by opening out through a window at the top of our stairs. The house is about 70 years old, and I'm sure it's original, but the distance from the top step to the wall "in front of you" is 711mm. The width of the stair is 1040mm. By building regs...

Modifications to internal layout after plans approved

So lets say I put the staircase in the plans, but then decide during the build that it's too expensive and don't complete the works - at least not straight away, instead plasterboarding over the staircase aperture and not "finishing" the loftspace? How long do I have before I MUST put in the...

Modifications to internal layout after plans approved

This question is two-fold. I am submitting plans for a two storey extension above my garage (actually knocking the garage down and rebuilding two storeys in its place), but have asked the architect to specify attic trusses and the correct floor joists above the first floor (ie in the loft) IN...

    Estmate of extension costs.

I'm hoping to knock down my garage and build a two storey house extension in its place. Can anyone give me an idea of costs involved in building the traditional blockwork shell, including harling, floorboards on both levels, studwork, windows and roof, but not including services like...
