    So my resolution, a nice fat fire door hinge (3.5mm thick metal)z I also pulled up the chipboard about 10cm either side of the hinge and put in some decent wood so that the screws would h ave something to bite into. Much better! Thanks all

    Yeh, the pivot point is (or rather was!) slightly above the flap (although I made it fine and did need to trim a little at the corner, you can see the metal has bent and is now below that level. Agree that it is a tad proud of the floor side.

    Seems some confusion here. Carpet will cut to size and placed over the hatch, so shouldn't cause an issue. Bit confused by the taking 100mm from the total part?!

    Cheers, it the frame around the hatch that's the issue for the hinge rather than the hatch door itself (will be using offcuts of 3X2 to make a frame, sandwiched between two 10mm boards).
