    do you mean where the pan joins into the stack/soil pipe via the pan connector?? if so, just buy a new pan connector to the required size/angle and replace it. there should be no more leaks if it's pushed in correctly.

    removing an immersion heater ?

    Do you have to drain the hot water cylinder fully down to remove an immersion heater (top entry)? Or will just turning the gate valve to the cylinder cold feed off do the trick??

    between the siphon nut there is a metal plate that is held tight/in place by the wing nuts i pressume? the siphon nut then sits tightly into the donught washer at the back of the pan. is this the normal common type of close coupled pan??!!

    thanks all for your help. one last point though!-how will shutting off my f&e cistern help? maybe i'm sounding stupid! but the water is already in the primary circuit so stopping the supply will not drain the water from the pipes that are leading up to my radiator????!!
