Permitted developement using larger Home Extension - can the LPA object without neighbours objecting

I'll put in the prior notification forms as suggested and will post back here when I have the outcome. That will obviously take some time. I just need to ask another question about what I'm doing but I'll put that in a fresh post so as not to deviate from this particular issue for any future...

Permitted developement using larger Home Extension - can the LPA object without neighbours objecting

That then reverts back to my original interpretation of the rules that the LPA only get involved if the neighbours object and then should only consider it from the neighbours amenity.

Permitted developement using larger Home Extension - can the LPA object without neighbours objecting

So they can only consider the impact on my one adjoining neighbour then? They can't wander off into the fields and say it's not in keeping with the greenbelt when you look at it from a distance?

Permitted developement using larger Home Extension - can the LPA object without neighbours objecting

I'm not sure why they have lumped Permitted Development and Larger Home Extension rules into the same guidance as it implies they have temporarily increased the size of PD extensions just so long as you consult your neighbours and they do not object. It seems the LPA can object regardless of...

Permitted developement using larger Home Extension - can the LPA object without neighbours objecting

Great, thanks. I think I'll try the 'Prior Notification' route and if that fails revert to an alternative design under the standard PD rules and will probably get a Lawful Development Certificate just to avoid any doubt if we decide to sell in the future.

Permitted developement using larger Home Extension - can the LPA object without neighbours objecting

The house has already been extended a few times and is in greenbelt. The last successful planning application was done in 2010/11 by a previous owner and the words 'over development' have been mentioned when I spoke to that architect. I therefore think any plans that require the LPA's approval...

Permitted developement using larger Home Extension - can the LPA object without neighbours objecting

Hi Just had an Architectural Consultant round to look at my intended PD extension plans using the current larger home extension rules. I had understood that the LPA can only object if the plan falls outside of the temporary larger PD rules (For example more than 8 metres off the back of the...

Plans from 2011 extension show an old extension being demolished but it never was!

It is nice to be on the winning side :). Now I can crack on with my PD plans without worrying about them asking me to take the front extension down first! It also answers a question I had in an earlier post where I was not sure where the front of the house was in the eyes of the planning...

Plans from 2011 extension show an old extension being demolished but it never was!

I have now studied the planning applications in full and better understand what happened. The original plans in 2010 showed the second storey extension and the removal of the small single storey extension at the front. The planning department accepted this plan but the applicant failed to...

Plans from 2011 extension show an old extension being demolished but it never was!

I haven't seen any conditions stating the front extension had to be removed but will double check. PD rights are in tact as far as I can tell so we are looking at replacing conservatory with a bigger more useful room. So do you think it's - - 4 years to enforce - 10 years to enforce - Can't...

Plans from 2011 extension show an old extension being demolished but it never was!

Hi All Just been looking at the plans of the most recent extension on my house that was done by the previous owner. They submitted a plan in 2010 to add a second storey which included knocking down a 3m x 4m front single-storey extension effectively reducing the floor space downstairs. This...

Permitted development rules for unusual property with front door at back

Thanks Tony. When listing neighbouring properties do I have to list the owners of fields? I have one obvious neighbour to the left. To the right is a field entrance and a public path then beyond that is a caravan park for temporary holiday visitors. Behind me is a field and on the other side of...

Permitted development rules for unusual property with front door at back

That sounds like good advice. I will talk to an architect and get some drawings underway. Thanks for everyone's input.

Permitted development rules for unusual property with front door at back

Very good point.... It was January when they told me I had to wait until April and I hadn't realised that much time had passed. I will give them a call. Thanks.

Permitted development rules for unusual property with front door at back

So they could say the back of the house is the principal elevation as it nearest the road, that could be a big spanner in the works! The back of the house is 13 metres from the boundary with a further hedge of about 1 metre and the road can not be seen from the garden (or accessed as its too...

Permitted development rules for unusual property with front door at back

My planning department has an online pre planning advice service that allows you to submit enquiries. I did this and they replied saying they were too busy and hope to offer pre planning guidance from April onwards!! I am reasonably confident its a PD proposal but just wanted to check on here...

Permitted development rules for unusual property with front door at back

Hi My house faces away from the highway so my drive and front door are effectively at the back of the house (See image below). My back garden then faces onto the highway separated by a large hedge and fence . The front door of the house has always been at the back in relation to the highway...
