    Yes, its a wire that was behind some plaster, not mine. The whole house needs wiring also plumbing as its not got any central heating at all. I'm going to do some first fixing of both when I work out the best way to do the floors etc.

    Or what about covering the roof with OSB or ply, then 50mm battens with a condensation membrane with uninsulated steel on top? Idea being that the steel has air movement underneath, the osb would 'trap' anything that did try to drip?

    Get a new builder. you'll just mask the problem for a few years then it will spread. Not to mention the damage you'll cause to the walls. Lime render/lime everything, lower ground levels, job done.
