    New roof chimney leaking advice

Good point, will get him to check this for sure. I'm hoping they wouldn't be daft enough to not mortar the lead underneath!

    New roof chimney leaking advice

I've had a look as I don't really have a clue what I'm looking at can you explain what has gone wrong so I know for when the roofer comes?

    New roof chimney leaking advice

Noticed that this top slate does not have a step flashing under neath and uses the one from the slate under, would this be enough to cause a leak in heavy rain or not really?

    New roof chimney leaking advice

Just had the roof redone, slate taken off, a new membrane put down and slate put back down again. New lead on both chimneys and was all finished 25th January so had a fair few rain showers since and no leaks i'm aware of. However, just had a very heavy rainfall with some snow/sleet and have a...

Leak under dormer window on new roof.

But would a tray stop a leak coming from above it? Like in the picture, if water was coming down the right hand felt it bypasses the tray surely by getting behind it? I don't believe the leak is originating around the cill but somewhere above and tracking down behind the cladding. I think the...

Leak under dormer window on new roof.

I can definitely say there isn't a lead tray but the previous dormer didn't either and had no issues. The cill is fully sealed all the way round and underneath so surely no water can leak under? And wouldn't water just get under the lead if the water is leaking down the inside of the cladding...

Leak under dormer window on new roof.

They have been this morning and sealed round the trim and underneath the window cill but as you said, not convinced that will do much. Will check the leak again when it rains and if still there will get them to remove the bottom board and do as you say with the lead. I know from feeling under...

Leak under dormer window on new roof.

So the damp patch is at the far right side of the cill, I've highlighted it in the pictures on the first post. It's the hole under the dormer window, the membrane carries on up to the top of the cill and lead covering the top of that, then the cladding under the cill. Our last dormer didn't...

Leak under dormer window on new roof.

So the bottom window opens and drainage is fine, getting the top window replaced as it is blown so when its out will check the water is draining into the cill properly.

Leak under dormer window on new roof.

I'm sorry, I don't follow as new to all this. Which are the corner beads? And our dormer before has the exact same trim and had no leaks. The roofers plan tomorrow was the seal up all the trim around the window so water can't enter the trim which sounds like a work around but would it work as...

Leak under dormer window on new roof.

We have just had a roof replacement and the dormer re-cladded, the dormer window itself is original and was not replaced. The roof was finished last week but we have a leak under the dormer window on the right hand side into the loft so water is somehow getting under the cladding, lead and felt...

Slate vents installation during slate re-roof?

There is a bit forming and the bottom of the felt, not sure if because if extreme weather or worth getting some vents just incase? Or do I just keep an eye on it for now?

Slate vents installation during slate re-roof?

We are currently having a Welsh slate roof re-done with new breather membrane, new lead flashings etc. We have an attic bedroom so have 2 small loft areas either side. There is a small bit of condensation towards the bottom of the felt, near to the gutter, but just on one side and unsure...

    Tears in new roofing felt

We are having our roof replaced and the roofers have now laid the new roofing felt on and battoned down and will start tiling next week. However, having looked at their work from the inside I can see 4 very small tears in the membrane. Looking outside it looks like they have used gripbond pro...

Condensation on new breather roofing membrane

Yes very true. But kingspan say you need a 25-50mm gap between insulation and membrane for ventilation so it would always allow moist air to hit the cold membrane surely?

Condensation on new breather roofing membrane

We are in the middle of having our slate roof replaced. They have installed a breather membrane and have put 25mm on insulation board in the rafters above our attic bedroom. I asked for 25mm as the rafters are only 75mm deep so would still leave the 50mm for ventilation. However, turns out there...

Damp stains bleeding through stain block.

have 2 old chimneys and an attic bedroom which has half of these chimneys plastered with lath and plaster. Recently, these chimneys have got damp through the storms and stains showing through the paint. I have now used both Zinsser cover stain and Zinsser Bullseye 123 yet the yellowing is still...

Will Masonary sealer cure damp? (Ed.)

Honestly I have no idea really what's going on, it only really happens in heavy rain from what I can tell. The bricks aren't wet to the touch so are drying eventually. As part of the new roof I'm increasing ventilation to that part of the roof so hopefully that speeds up drying time if it does...

Will Masonary sealer cure damp? (Ed.)

Unfortunately I can't take them down as the chimneys, we have 1 front and 1 rear, is shared with the neighbours otherwise I would . But both chimneys are the same and only the rear one showing damp and wet bricks. Hopefully once the flashing is re-done and pointing repaired it should be much...

Will Masonary sealer cure damp? (Ed.)

Yeh they were capped about 12 months ago and no issues really till now on that chimney. At the moment the roofer is planning to have a check over the pointing and do repairs but should I ask for an entire re-point? How much extra time does this normally take considering I've got 2 chimneys of...
