After trading blows :) I had a plumber come around. The diagnosis he made is that the previous plumber has most likely teed off the return flow for hot water. He said the bypass had no flow in it. Apart from ripping up floors etc he suggested thermostatic valve as a cheaper/easier fix.

For the wall I thought the air gap was the bit that you needed? ie don't pack it out with rockwall. I will be putting that in the floor

I will have a look at that. So can i turn off heating with just hot water on. Use some water and see what it does.

Ok cheers its odd that we have only just noticed it. Prev it went on with heating. The 3 way port is in our airing cupboard and the radiator which gets hot is in the loft. That radiator is higher than the valve.

I've fitted the new Cap and absolutely nothing changed :( Now I am not sure what to do. After the cap it leads to a little black plastic box at the bottom. There is power to this but I don't know what it is. Back to the drawing board
