    I don't think anyone has mentioned breathability in an old house. Does it have a damp course? If you seal the floor and concrete it over you drive any moisture up the walls. The wooden floor could breathe, concrete doesn't. You need lime mortar I think.

    "We are in the process of buying" - what does that mean? Either you have exchanged contracts and so are committed to buying it, or you haven't in which case you could walk away.

    On a point of information, "verbal" means using words. It can be written or spoken. The word for non-written communication using speech is "oral". Non-verbal communication might include a thumbs up or down, or raised fist, or perhaps just someone's stance.
