I've got 46 volts between black wire and earth

hi. In my communal hallway there are time delay two way switches. One of them burnt out from being stuck on so I decided to swap for new. However, although the light works when connected up as before I observed the back box was 'live' when touched with cheap electric screwdriver so I...

Hi all hopefully someone can give some advice... The front door to our house is at the top of some concrete steps. At some time in the past, the top step has been screeded(?) over for an unknown reason - this may be adding to the problem. Basically the rain is blowing under the weathboard...

Leaking down from extended party wall / chimney - pics

damn I wondered about the scaffolding :? I was hoping there was some way it could be done on the fly!! (don't ask me how). I suppose at least the guttering, chimney pots, and bricks just under the gutter could all be made good at the same time. (By the way, is / would this be cheaper for me to...

Leaking down from extended party wall / chimney - pics

Hi WE've got a leak! I assume this area was once 'fillets' that have in the past been concreted over (probably due to leaks) and I would imagine this is where our leak is now coming from? - When it rains, rainwater almost immediately starts to run down the chimney breast in that attic room...

What would cause this melted switch? (pics)

It's not rubber. From memory it was 10mm squared. Is there any way I can check now it's 'in situ'? Hi have done so it's now back to completly good copper. It was supplying a shower before I bought the flat. It has just been blackened (and the earth bar) it is not melted (or the earth bar)

This switch is outside the bathroom on the wall and switches on / off the electric shower (9.5kw from memory). Thing is it's been in service for about 9 or 10 years! So why now would it suddenly melt? It has never got wet or anything. The shower was replaced about a year ago and is working...
