    Room i'm not sure was here when we bought the house 2 years ago, door is new but not new new got it 2nd hand and yes this has been a problem since it was installed by myself just rubs on the frame as mentioned lock side.

    Hello All, The door to my utility room is sticking, stuck so bad that the handle on the outer side has sheered off lol, it seems to be rubbing the frame on the latch side in places, do I plane/sand the frame or the door ? thank you.

    UPDATE Found the problem, You will have to zoom in check the gap in the brick work behind the pipes, i blasted water in a shower mode at this and held it there and hey presto it started leaking i guess it will track down and across the kitchen wall. So overall nothing wrong with the verandah...

    correction confusing myself now, they are 10cm taking into account the wood is 5cm thick so 5cm goes into the wall but in anycase i have backed them out a bit will see what happens.

    I think i know what the problem is, this was doing it when i first bolted up the beam without even touching any flashing so i think i've used bolts that are too long, ones i used are 15cm big so i have a feeling i've bridged the cavity going to swap them out for smaller ones.
