    Use the last ones (Spax). I've had to cut, lift and replace lots of flooring (cable works), they make it dead easy and can be driven reasonably close to the board edges if necessary.     I've managed to find someone with good reviews thankyou. Gas safe does actually list unvented if you have it (just almost all of the local ones don't). Next I imagine is to sit down and take a deep breath for the cost :cautious:
