I've been hearing noises for the past several weeks and finally suspect the rats are getting in via the soil waste stack as I could hear the noise coming from the base of the stack.

Need to replace the P trap conical washer under the kitchen sink.
Local plumbing merchants only had one in stock which is not the correct match, it is not suitable as its too thick.

Moved in a new property, called in a gas engineer to give the boiler a once over, the engineer has advised the boiler is unsafe and cannot be used by until fixed as the seal/insulation behind the cover has disintegrated as well the insulation within the boiler!

I'm planning on rendering it again, should I use concrete or mortar?

Gas fire has been removed, instead of bricking it up as it maybe reinstated in the future.

Exterior wall which has not been rendered, the brickwork was painted white a number of years ago with masonry paint.
The paint has started to come away/flaky/bubbling and green mould is on the walls.

What ratio mix should I go with?
Looking online people have suggested 3:1 or 4:1 with a 50/50 mix of building sand and sharp sand.
Should I add any additives to the mix?
The mortar is crumbling, need to re-bed both manholes, one is metal the other plastic.
This has also resulted in rats going into the drains, up the soil vent pipe and into the loft!

We've had some 9ft concrete posts delivered I need these moving to where the fence will be installed which is a bit of a distance away.
