    Pre-Wiring for future alarm

Great. Thank you. What would the second keypad add? What is full guard? Is that where if it is triggered it goes straight to alarm, rather than the deactivation count down?

Clipping the end of a steel / Structural Issue

I haven't asked him yet; I was trying to get a feel for whether this was normal or whether it was an issue that I need to get him involved in. If these steels aren't suitable (there are a few like this) then we have a very big issue (£££).

Clipping the end of a steel / Structural Issue

It is a vertical cut. Presumably because they cut through the flange from above using a circular saw (centrally).

Clipping the end of a steel / Structural Issue

Re: design. These are the plans. This is B14 in the plan , under the ‘ridge’ in the section. It is hipped roof so no gable.

Clipping the end of a steel / Structural Issue

Thanks for all your comments. This beam is on the 2nd floor of a new 2-storey extension. It supports a post, that supports one end of 1 of 3 cranked beams that support the new roof. See calcs for this beam below. If it requires masonary/padstone what action is necessary? Do you simply...

    DIY Aerial Install

I am having roof / refurb works done and my aerial has been removed. I need to re-instate whilst there is scaffolding up, and have a few questions. Can an aerial be mounted by a diy-er (me)? How accurate does the direction have to be? What is the best type of fixing/method to mount the aerial...

    Pre-Wiring for future alarm

We are having our house rewired and I am considering putting in place the wiring for an alarm. Please can you conform what wiring is typically required for: (i) a wired system? i.e. wires from where-to-where? (ii) a wireless system? i.e. just power to main b=ox? I envisage the system would (in...

Clipping the end of a steel / Structural Issue

My beams needed to be adjusted for the roof line. Is this an issue? When does a cut out become too much? Thanks.

    Multiple Ethernet Points v Switches

Thanks for all the comments. I am going to have s Sky Q mesh so that will be used for the general wifi. The hub will be under the stairs. The primary ethernet cabling is to the main TV & Sky Q with a couple of points in the office for a PC. Thought it a good idea to have a network point in...

    Multiple Ethernet Points v Switches

I am having my house refurbed & rewired and am considering ethernet points. If I am running ethernet to, say, the TV/Playstation/Sky/etc is there much disadvantage of running just one cable and putting in a small 5-port switch in the TV cabinet. The same to the study where there will be a...

    Neighbours rear extension - Overbearing?

Is the neighbours extension replacing the existing extension? Is it getting any closer to your property? Can you post a simple before/after plan? Pls can you post a photo looking at the bay window/French doors, not across the side of them? Thanks, Richard

    Contingency/Variations

I think we differ (slightly) on this in that I don't think the contractors profit should be totally specifically ringfenced (I expect him to run a profitable business; some jobs will make more money, others less). The JCT contract has a clause (D.4) that says "The price also includes the...

    Contingency/Variations

Noseall, I am ok with that, as it is a reasonable expectation that he existing building has sound foundations. It is or the ones where the ‘variation’ could have been foreseen. I guess there is risk in any project. So it’s how do you decide in a fixed price job who bares the consequence of...

    Contingency/Variations

Thanks. I think the contractor and I will probably not end up seeing eye-to-eye on what is foreseeable. My spec included laying new flooring in existing areas & new extension, including taking up existing the existing flooring. I guess I think it is foreseeable some preparation would be...

    Contingency/Variations

Sure, but it can then become a bit of a debate as to what could/should have been foreseen. EG Remove and replace existing ground floor screed to provide consistent level for tiling. ££ What was expected?

    Contingency/Variations

What is a contingency for? My builder recommends a contingency of 10% to cover any unforeseen issues that become apparent when intrusive work commences. It could feel like a bit of a free ticket to charge me for works but fully priced into the job.

How big before a gutter is required?

The bay windows has not been fully built - it will be new timber windows. I have attached the proposed elevations (front & side). There should be some overhang and the bay will face West. Does that help?

Insert Window Lintel without taking out Soldier Course...

We will be removing windows, and replacing 3x lintels in a cavity wall. The original external leaf lintels are flat bars; these will be replaced with L-shaped Catnic lintels. Just a thought, but... Is it ever possible to insert a lintel without removing the soldier course. Can this be done...
