What would cause mould in this pattern?

Possibly previously wallpapered (and not very well), allowing moisture to be retained between the wallpaper and the plastered wall may have caused this patterning. Difficult to tell. Try scraping back the plaster slightly to see it is not coming from the other side of the wall.

    Structural movement above Windows.

These look very minor structural cracks. Suggest you just monitor them to ensure they are not getting larger. Then after about a year repair with a Helifix masonry repair.

    Construction phase plan

CDM 2015 introduces a couple of new concepts and ideas. Basically ANY project with more than one contractor will be caught by the new regulations. Domestic clients can pass their obligations onto contractors adding more complications. However, the Construction Phase Plan need not be...

Neff Fan Oven - Fan Not Working

Morning All, I usually post answers on Buildings and Building Regs but hope to find an answer to the following: My Neff Fan Assisted Oven has started to develop an intermittent fault. Basically when you switch the fan oven on, there is usually a brief pause, then you here some relays click in...

    Extractor fan terminating in loft

Flexiduct to the outside. You could run above the insulation and out tothe eaves soffit, to avoid going through the roof. Watch out for condensation forming on the inside of the duct (due to the loft area being cold). You should have a condensation trap just above the fan and before the...

    New bathroom including moving wall.

It is a structural alteration, so you will need BC approval. You don't have to use the Local Authority, you can also use any of the Approved Inspectors. Selling the house later with structural alterations undertaken without BC approval will be a mare!

Do I need to get this checked with an engineer....?

Depends on so many variables (length of gable wall), height and thickness of chimney breast, etc. Probably worth checking by a structural engineer to be sure but you could take a look at Part A of the Building Regulations, which give some general rules to buttressing requirements, that may help...

    60 meter rule

OK, thanks for the picture. Looking at this, the lane markings indicate warning lines and the road traffic sign indicates queues beyond. The local highway authority would be concerned about traffic coming over the hill and seeing a vehicle in front wanting to turn right into your property...

Raising kitchen floor by a few centimetres...

1.5kPa is equivalent to 1.5kN/sq.m, which is roughly 150kg/sq.m. Most kitchen units (even full with usual domestic plates etc) will not exceed this. A typical 600mm x 600mm unit is unlikely to weigh more than 55kg. The only possible problem would be if you were installing an AGA or similar...

Removal of two structural walls and installing RSJ's

Anything is possible. However, the beam across the (presumably original rear of the property) maybe quite deep and is more than likely will need to be a "goalpost" frame, to provide lateral stability across the width of the building. As "noseall" says, floor joist spans of the first floor and...

Raising kitchen floor by a few centimetres...

That is more than adequate. Typical domestic loading is around 1.5kPa (1.5kN/sqm), so 150kPa is no problem at all.

max span 6x2 for kids walkway on playhouse

Depends on the number of elephants they are carrying. However I used 1.5kN/sqm for the above, which is highly unlikley to be higher. (17 stone man is 1kN)

max span 6x2 for kids walkway on playhouse

6x2 joists would span about 3m, 8x2 joists will take you upto 4m, with the proposed loading.

    60 meter rule

OK, so for a 30mph road the visibility splay is usually 60m but can under exceptional circumstances be reduced to 33m (depending on the number of vehicles using the road per day). So if you are at 60m away from your access point, you need to be able to see a 0.6m high object at a height of...

    Garage Conversion - problems

Why not? The new elements just need to comply with the following legislation. How you do that is then open to debate. The minimum U-values in Section 5, Table 2 are only guides as to what is likely to pass the relevant SAP calculation, it's just more work to demonstrate compliance, but it...

    Garage Conversion - problems

I see no reason to take down the walls you have built. You can offset any lack in the U-value of your walls by improving the U-value somewhere else (eg floor, windows) to end up with the required target heat loss. It is quite common to built walls (similar to existing). I'm surprised the BCO...
