    Garden Office SIPS build

The next manhole is 1m downstream, and not much lower... So I don't think there's any lower access points... Is running above ground acceptable for waste? I guess I could where it runs under the garden room, as the building is going to be on blocks.. Maybe I'll take a closer look at depths...

    Garden Office SIPS build

Well it's fair to say that I feel like a broken man right now, and part of me is really regretting not getting someone in to do the drainage!!! Progress has been plodding along since my last post, however today I've hit a big a*s snag... The drainage run is TOO LOW to connect into the sewer :(...

    Garden Office SIPS build

Hmm, they are for me... Strange... Maybe as I'm logged into my Google account... Let me test that theory... Edit: yep, looks like that's the issue... I'll sort them out later...

    Garden Office SIPS build

So that was a very long and very messy weekend... Didn't get quite as far as I'd of liked, but doing it largely solo didn't help :( Sat was finishing up the initial trench. Hit some serious clay in the last 5 metres from the house: Fair to say that it made a lot more mess than I was...

    Garden Office SIPS build

OK, so this weekend is the weekend to get the services run in... Lots of deliveries have turned up over the last couple of days, including a load of 110mm PVC pipe and connections, 25mm MDPE pipe, SWA power cable and flexible conduit... I've booked a 0.8 Ton mini digger, which turned up this...

    Garden Office water and waste

Is it worth getting a length of Shalloduct to run through the wall aswell, or can I just use "normal" lagging for that bit?

That's kinda where my head was at... Cheers for the vote of confidence though :)

    Garden Office water and waste

Cheers for the responses both... I had a couple more questions on the water connection... Currently, I'm looking at using 25mm MDPE, as there's not much price difference, and the remainder of the 50m roll can be reused when I come to replace our existing lead water main :) What I'm not...

    Garden Office SIPS build

I did look at insulating the existing structure, but the cost of doing so versus the benefits didn't stack up for me... Plus I'm gaining an extra 25% or so internal floor space by building a new garden room.

    Garden Office SIPS build

Yeh, I'm keeping a paving slabs width on the right and rear sides to give me enough space to get down there etc :) I did check with my local building control dept, and as I'm keeping it below 2.5m high, and using non-combustable (concrete board) cladding on the boundary sides, then he was happy...

    Garden Office SIPS build

I was very torn between the 2 options... However time is money as they say, and I've got a young family that takes up a lot of time, so the speed of construction outweighs the additional cost. Also, with regards to spe'cing out, I used a company called Simply SIPS...

    Garden Office water and waste

Muggles, cheers for the info. I've spoken to local building control, and explained what I'm planning, and other then ensuring the electrics are part p, they were happy that the garden room was exempt. He did say about contacting local water authority about a new connection, which I'm...

    Garden Office SIPS build

So as I mentioned above, the location for the new garden office currently has a 15 year old T&G log cabin in situ. Last weekend my parents came over to give me a hand dismantling it piece-by-piece in order that it can be rebuilt at their house. Unfortunately I didn't get any before pictures...

    Garden Office SIPS build

So the time has come to finally start my Garden Office build project. I've posted some info here - https://www.diynot.com/diy/threads/garden-office-project.523670/, but the TL;DR is that I'm building a 4.27m x 4.27m garden office using SIPS panels at the bottom of my garden. As this is...

    Garden Office project

So things have moved on a bit since my last post, and I've put a deposit on the SIPS panels. Main reason being that the price difference came down to ~£1k, which given the fact that it should be possible to build in a day, versus probably 4-5 days for a traditional timber framed construction is...

    Garden Office water and waste

So as I've mentioned here, I'm currently planning a Garden Office build at the end of our 30m garden. The building will contain a small kitchenette, for tea's/coffee's etc and a small cloakroom with hand basin, so pretty minimal requirements. I'm now at the point where I need to start laying...

    Garden Office project

I've got side access, so don't think getting the panels in will be an issue. I'm inclined to go with SIPS currently, as saves a load of time getting to a waterproof shell. And I think the time saving is worth the £1500 price premium.

    Garden Office project

I hadn't thought so initially... However just checked again, and looking at https://www.thegardenroomguide.co.uk/building-regulations-for-garden-rooms/2012/08/18/ I might end up having to apply, due to both the internal floor area in relation to distance from boundary (18m2 and less than 1m)...

    Garden Office project

Hey all... I'm in the process of designing a new garden office to replace an existing T&G Log cabin that's had it's time... The office footprint is going to be 4.8m wide x 4.2m deep, and will come in under the 2.5m height for permitted development. I'm intending to add a small kitchenette...
