    Thanks for the reply, bear with me here, to avoid removing the rock wool could I not just lie 100mm kingspan on top of it ? You are of course spot on probably only need a couple of meteres squared space for all our stuff.

    Thats great so basically its not mould but more than likely left by an insect as yet unnamed. The joist to be fair can be easily replaced, which is what I intended to do, just didn't want to have spores all over the place. Cheers
