What is this part of the roof?

Ha okay, yes that's correct it can either be raked out and repointed or install a dry verge. I much prefer the look of pointed verge myself. If you do get it repointed you can purchase a small role of mesh tuck this in first then repoint your far less likely to get cracks further down the line.

    Cold spots and penetrating/condensation damp

Hi john thanks for ya info. The image where damp is visible at the bottom the wall to the right is an external double skin wall with cavity and 3 courses above ground level to the DPC. Where the damp is visible the other side is my porch area where there is only 1 course up to DPC and does...

    Brickwork Cracks above lintels

Is it common on the same estate or isn't it? The step cracks do look lintel related but how do you explain the staggered cracking at the end of the building?

    Correct procedure plugs and plasterboard

Hi guys, To put my mind at ease is the procedure I've just followed correct. I've dot and dab walls with concrete block behind. I'm fitting a cooker hood only 10kg its a bracket then the hood sits on the bracket 3 fixing holes. Used Fischer Nylon 10mm x 60mm plugs and worked out 12mm board...

Another post about roofing and velux windows

I've a 16 degree pitch with the same tiles and velux there is a slight kick but not as bad as yours. The small cuts could have been avoided be using the tile and halfs. It looks rushed where as a little more prior thinking would have avoided most of the problems. I've uploaded a few pics of my...

    Filling brick holes and gaps

External filler, Liquid cement in mastic tubes? What about good ol' sand and cement? Clear the hole of any dust and debris, give it a wetting and work the mortar deep into the hole and finish as required. Clear silicone wont look pretty but it will stop water penetrating your external skin.

    Footings

If it looks anything like made up ground I'd recommend you keep digging, ideally you want fresh previously untouched ground. Have you dug down to the original house footing yet that should give you a rough idea where fresh ground may be.

Does my chimney need rebuilding? (lots of photos)

I personally don't think it looks that bad and a good rake out say 30mm and a re point along with any cracks in bricks siliconed / mortared up and stormdry (This is very good Ive used it before although expensive) applied I can't see how the chimney will leak. The flashing looks okay. The lean...

Leaking kitchen extension roof - 12 degree pitch

Things to consider are fitting the correct tile for the pitch. Your choices at 12 degrees will be very limited. The velux windows only go down to 15 degrees but if fitted with the gutter and collar (the reason builders dont fit these is because its an added extra ontop and is often overlooked...

Leaking kitchen extension roof - 12 degree pitch

How long ago was this built? Whether the builder is adamant its worked on previous extensions or not, its not working on yours and he is fully aware that neither the tiles nor the velux windows should have been used in this instance and surely is upon him to rectify the problem? Where you made...

    Wobbley Bricks Outside

Good point. There will obviously be a lintel on the internal skin to hold the wallplate and roof up. As you say you would imagine this would be an eaves lintel supporting both internal and external in which case the pillar wouldn't wobble however with there being no load above the window and...

    Wobbley Bricks Outside

If you go down the route of rebuilding and adding more ties the soffit shouldn't need removing as usually the soffit sits on top of the external brickwork. Its a minor job and so long as its only located to that area I wouldn't be concerned its as I say probably due to lack of ties and with it...

    Wobbley Bricks Outside

Its probably lack of wall ties around the window and door, to meet building regs ties should be every 3 courses around windows and doors rather than the usual 6 courses. Have a search for remedial wall ties. Its a DIY job.

    Is there a lintel?

Cant see the lip of any lintel on show and the bottom of the solider course doesn't line up with a mortar join on the adjacent brickwork which usually implies no lintel. I wouldn't recommend taking the frame out without propping the brickwork.

    What sockets are required?

I fitted the back boxes only, I was told the back boxes can go anywhere but not higher than the original house switches as its an extension not a new build so no restrictions on heights etc so long as the isolation switches were a certain measurement from the cooker which I can't remember right...
