Suggestions on how to do hand rail/spindles on this staircase

Thanks Blup. As suggested it didn't appear there were many other options than following the approach posted which I have now done and it looks fine, although slight difference in width of hand and base rail is a bit annoying where they meet but I'm sure will be made good by the decorators...

Probably dimwit question about down lights

Thanks for the input folks, I managed to find both Philips and Luceco units which have the same effect that I was looking for at significantly lower price! I did say decent enough TTC, but take your point!

Blocking up door opening with timber frame

Morning all, After a bit of advice on methods of blocking up an external door please. Background: We have a small annex above our garage with a link extension built between garage and house which is now a dining room (all done by previous owners of the house). In this now large dining room...

Probably dimwit question about down lights

More of a question relating to style rather than the electrical workings but hopefully someone who knows the market might be able to help! Recently bought a house that has some Trilux SNC 905 LED down lights installed in the bedroom that appear to have a very narrow 'field of view' - i.e. you...

    Boarding above a bay window

That's the ticket! Didn't even think about uPVC for some reason. Thanks!

    Boarding above a bay window

Board is now confirmed as not Asbestos, which is good, but means I'll be needing to replace this. Current board is quite fibrous, not something I think I've seen before. Any suggestions for replacement material gratefully received. It's not really exposed to the elements at all so I assume...

    Boarding above a bay window

Hi all, Got an upstairs part of our house that extends out over a bay window downstairs. Above the bay and so on the underside of the room above there is a cement type board that has been damaged by a tree in the past. We will shortly be having the bay window replaced and so would like to...

Insulating floor of first floor room that extends over side of house

Thanks Woody, all done pretty much as suggested.

    Stepping down skirting into corner

Personally I'd consider ripping the bottom of the skirting board down for the lengths where the floor is higher and then joining with a standard external mitre. Yes you'll have different height skirting but you've already got different height floors. Would probably bring less attention to it...

Insulating floor of first floor room that extends over side of house

Thanks for the response! That's the bit I wasn't sure about too. It's a cavity wall (you can see it in the second photo) and from what I've seen elsewhere it is fibreglass filled just isn't here which appears to be just a space above a lintel for the window below. So I think probably best bet is...

Insulating floor of first floor room that extends over side of house

Hi all, Currently doing some small renovations to a new house. One of the upstairs bedrooms 'juts out' over a bay window in the room downstairs. This section of the property on the first floor is timber frame. In the past a tree/plant has been allowed to grow up under the floor and as I'm also...

Suggestions on how to do hand rail/spindles on this staircase

Hi all, Doing a quick bit of renovation on a new house I've just purchased. One of the big jobs is opening up some old boxed in banisters, replacing the newel posts, converting to vertical spindles and closing in the now open staircase that the previous owners went for. All quite important as I...

BC Certificate and surveyors report possibly contradictory?

Hi everyone, Thank you for the input on this. All is now sorted and the explanation was really quite simple in the end! When the building control officer visited, there was still a small gap in the ceiling resulting in the effectively incomplete fire compartment. The BC officer said that if...

BC Certificate and surveyors report possibly contradictory?

I guess it's possible! Is it a feasible time scale for: final inspection (and agreement to sign off) > plasterboard removed leaving void open > our viewing in late August > completion certificate issued in late October > issue confirmed by surveyor in early November? To be honest, it was...

BC Certificate and surveyors report possibly contradictory?

That's a good question! One I don't know the answer to I'm afraid - apart from the certificate being dated 26 October. The initial application was started c.2018 I think. Are you thinking that it could have been inspected (for completion) pre-removal of the plasterboard and pre-viewing?

BC Certificate and surveyors report possibly contradictory?

Thanks for the reply. So it wasn't on the walls when we viewed in summer and the BC application online has been open for quite some time! The completion certificate was dated 26 October and the survey was just 6 days later. So I'd take a very good stab at it being exactly like this on the date...

BC Certificate and surveyors report possibly contradictory?

Good evening everyone, We are in the process of buying a property and I'm a bit stuck with understanding something that has come out of the process. I'm pretty sure it'll be resolved by the solicitor but just interested in others opinions on the matter, particularly with some of the very...

Options for single spot light to be dimmer than others?

Evening all, We've got a spotlight in our kitchen which is in a recess (under the stairs) and way too bright. We'd like to have it dimmer than the others and just trying to work out options. Fitting is a GU10 standard downlight with LED bulb and all lights are just switched rather than...
