    drained off boiler from flow and return at base of boiler. without opening any vents upstairs..closed drain off re fill to 1.25 bar and hey presto here we go again. no errors and boiler functioning as it should ..It seems this will last for a couple of weeks and then 60 error will appear

    ah yes with you now.. both push rods for DHW and CH actuate correctly and micro switches are engaged.. as mentioned had heating and water on and off for 2 hours now.. all seem well. so a tad strange.. will have to monitor and see what happens. Cheers J

    Thanks for response, just trying to better understand distance to trees against soil types of soils, shrinkage/heave etc. Hopefully it will aid in making a decision on what type of footing I go for. JB

    Thought there maybe a resource somewhere that would show guidance depth where trees are concerned. Seems a tad extreme 3mtr deep, 1 mtr square pads with reinforced beams etc.. Maybe I will bite the bullet and get a soil test done with pricing for piles. Thanks, JB
