as agile says you will have to run the water at your bath very slowly,i generally recomend to leave the hot running slow and add any cold at the end if required.the ticking noise maybe air in the system which should be cured when the bathroom rad is fitted

the fault could be tested/cured in 5 minutes but as this involves breaking the combustion seal nobody will risk telling you what or how to fix it incase your engineer doesnt exist and you are diy.If your children are indeed very important to you,then i advise using some of that gas and liquid...

If you don't want to raggle the Wall, my advice would be get 10mm push fit street elbows andmount the t/w lower.you may have to get a taller one.with 500 centres there with be 250 each way visible but with the t/w lowered and the street elbows it won't look as bad.you will have to fill around...

Make/model if boiler?

My friends stepdad did something similar,usual I'm an engineer type. Built extension around flue, no roof but flue was either in the cavity between the Walls or in between their wall and next doors( not much clearance). The push fit o rings both leaked taking out the pcb.

you can get a 2 1/4" essex flange...ooohh errrr missus :D

What could happen is the flue could rot or more likely a bad joint could disperse poc back into the property.not to mention the effect the flue run could have,if your lucky it may just wreck your boiler. I do hope you don't have children or this is another wind up.I'd be having a serious word...

Looks like fire cement, as it is around the flue it's probably best to get a rgi to renew.get a service while your at it

Ripped out a bbu in october and had the bricky there to brick up, luckily enough the tennent mentioned she thought it had to be left open.quick call to the fire shop and sure enough it was an inset (slightly) electric fire and all the bricky had to do was build the sides up.I capped the terminal...

yes a combi in a bathroom is allowed as long as the wiring meets regs. the "hot water in a box" sounds like the cylinder which sounds like you dont have a combi at present :!:
