    Extension Roof. Steel hip beams and steel ridge beam or Timber ring beam?

    The ring beam is to be constructed by bolting 4 200x50 timbers run in parallel tied together along the deepest side (square section) they will be bolted together at 500mm centres using M12 bolts. This will effectivly result in a 200x200 mm beam.

    Instead of the steel ridge and hip beams shown on the drawing we have on the advice of an SE constructed the roof with a 200 x 200 ring beam. Carpenter has also fitted the facia and the soffits, however the soffit is not ventilated. Is this likely to give me a problem with building control?

    Extension wall close to retaining wall.

    The wall of my extension will be approximately 120mm away from a 1.2 metre high retaining wall. Do we need to tank either the new or old wall or will the air space be sufficient? there will be an open gully along the base of the wall going into the rainwater drain.

    Dismantling Conservatory. What can be salvaged?

    Will be taking down my 20 year old conservatory at the weekend to make way for an extension. I have offered my neighbour any parts which are salvageable as he would like to build a conservatory. I wasn't involved in the construction and dont have a clue about how to go about taking it down...
