Wot is minimum pitch on Rosemary clay tile roof?

    1. Is there any other tile i can use that closely matches the red rosemary tile, but which will allow for a lower angle pitch to possibly level up with the top of the other smaller roof? 2. If i used the original clay tiles and extended the kitchen roof upwards at 35 degree, does there need to...

Wot is minimum pitch on Rosemary clay tile roof?

My kitchen was originally a pitched roof. In the past it's been changed to a partly flat roof (felted)and partly pitched using rosemary clay tiles. I'm keeping the headroom at kitchen end as best i can (the reason it was probably changed-the floor originally being lower but now all on the same...

    Dry rot on joist ends

The damp is either from the bad external rendering or from bath directly above. Property has been empty along time and had no ventilation

    Dry rot on joist ends

I was intending taking out the timber lintel and replacing with concrete one. Bricks above and around this area need removing and securing again (maybe i can discard these bricks and use others if they are a potential problem with the dry rot? I bought a suitable timber treatment and a treatment...

    Dry rot on joist ends

The 1st (towards left) of the 3 bad joists seems to be the worst. You can see where i've hollowed it out. I've had a screwdriver in it and it breaks away probably 2in deep from bottom end. I could maybe break it all away if i tried. Other two can be chipped away from bottom end but not half as...

    Dry rot on joist ends

I have dry rot on at the ends of 3 floor/ceiling joists (also on the internal wooden lintel) They seem quite crumbly and soft. I have some dry rot water based treatment (one for wood/one for mortar). What would be the best course of action? A builder friend advised to prop the joists then cut the...

    Wall tie replacement

Not sure if they are the thicker ones but definitely not fish tails-Can i get away without isolating these? Also is it best to drill the wall tie holes slightly up at an angle from outside in, in order to help stop the ingress of water to the internal skin - or can you just drill straight?

    Wall tie replacement

I have a 1930's house and the wall ties have rusted away. I got my hand in the cavity and found one which broke easily. It is straight steel only about 5mm thick, and dosent seem to be of the fish tail variety. Can i replace the ties without isolating these old rusty ones? I was going to use the...

Wet Rot on floor Joist ends (pics)

Was going to buying those dry rot sensors that change from blue to yellow, but looks like everyone's saying it is definitely dry rot. I never even noticed the white strands across the brickwork! You're right, the outside rendering is very bad and probably the main cause of moisture, although i...

Wet Rot on floor Joist ends (pics)

What do i do with regards to these floor joist ends. It's on 3 of them directly below where the bath used to be. I think in time it has caused this rotting (wet rot?) It is quite crumbly although only appears to be on the bottom edge and not all the way through the beam, which is resting on the...

    Pitched roof rebuild

I've just bought a house and this is the extent of the so called kitchen extention thought to be done 20yrs ago. There are many things wrong and i would like to change it back to what it once was ie. pitched all the way as shown next door (last 2 pics)...
