    Lawful development certificate

My designed wont be quids in - I haven't 'commissioned' him yet.. I was just asking .. Especially as there are other threads on this board - where planners are insisting on plans , where you have said they don't need them - perhaps this area thinks the 'sidewall fronting a highway' - is...

    Lawful development certificate

Yes I read them, Yes, I see what you mean about L shaped properties - and all the walls facing the highway, I was just pondering whether 'height of wall' made a difference.. as the man who came to site and is involved in extensions in this area - applying for planning etc - thought it would...

    Lawful development certificate

I've talked to my plan drawer - who says we would not be going forward of the principle elevation. I'm wondering if this is because the 'front wall' which has a bay and porch is 2 stories where as the dining room is only one story high. Would that make a difference? (sorry for the many...

    Lawful development certificate

The new garage - will be 'at the side' - so I thought fell under planned development - we are happy to 'inset' the wall - so its a brick width in from the front .. (I know the plan does not show this) Sorry if I should not have started a new thread.. I'm new here.

    Lawful development certificate

I've now been 'advised' by 2 architect types to apply for a 'lawful development certificate'.. I'm not sure why. My plan is half the width of the house - and applies to all the permmited development criteria (house 8.6 meters wide - planned room is 4.2 meters wide) - neighbours applied under...

    do i need steels?

Will the building control people (for regulations) look at the loft joists as it is not changing? - or will this depend on different boroughs? I'm planning an extension too - which will need plans (sorry missed that off the first part).. I was think it would work out cheaper to get a...

    do i need steels?

I'm planning to do a bit of work in my house. We have mixed views from various builders. We are taking lathe and plaster walls out - and replacing them with modern insulation. We have taken out two partion walls - and are replacing them - and hoping to add an ensuite - this will change...

Cracks in walls on house we're buying. Your opinion?

I remember reading - that you follow the cracks - and they will 'point' to the problem.. It could be a cracked drain beneath a set point in the ground.. it could be the lack of support to chimneys.. your pictures show lots of cracks but no real - directionality!

    Building Regulations On Old Loft

If you add a 'new' staircase, would you have to 'change all the doors' .. and make them fire doors then.. of just add a fire door to the 'top' of the new stairs?

securing a new landing to two walls?

I need 6 steps from landing 1 to landing 2, then a quarter turn (on step 7) then a further 10 steps up to the loft.. this gives us a 'very gentle' slope up to the loft at 38 (ish) degrees. Landing 1 - is a 'Juliette balcony - which looks out over the stairs, landing 2 will be 'floating'...
