    Sometimes its possible to rip the soft copper tank due to the pressure need to move the "Nut" retaining the element unit. Could try some WD40 Switch of all electricity at the mains if you are not sure of your wiring Its a very simple job - though you could wind up needing a new tank

    Your outlet pipe may be coated with crud. Try with a bucket to see haow it runs away . If it don't = Crude . Must be chipped awy or replace the pipe with plastic - the pipe may be also be of too small a diameter Otherwise Replace flushing mechanism

    Could well be the auto air vent leaking pressure away. Suggest presurising to 1.5 and then check the auto air vent - if leaking replace. As mentioned crap in the system is number one cause of air vents leaking . Fit a Magnaclean and you will be astonished at the amount of metallised crap...

    Can be bought from around £68.50 inc postage on Ebay - they sure can gather some sludgie crap and in no time at all. I find the Magnaclean to be more useful than the Fernox as it lends itself to applying the conditioner.

    I just had a boiler moved in a house which involved rerouting the gas pipe. Corgi bod ran the pipe inside solvent weld plastic waste pipe before we poured the floor. Very tidy. Do you mean he used yeller plastic pipe ?

    Why change indeed! Get a good combi (Vaillant / Bosch etc) I deal with Vaillants over 20 years of age and you can't wear them out - just the rubbers go after around 14 years.!

    If it is asbestos I would be cautious However it would be very unusual for it to be so. Give the pipe a tap and you should be able to hear if its metal. If asbestos I would not cut the pipe but follow down to its join with the earthenware drain and remove there. A good plastics plumbers...

    A system such as you "describe" would appear to be poorly designed in the first place - perhaps amend the design would be a first step certainly strategicaly placed auto air vents could be very useful. Auto air vents need checking from time to time as they have a tendancy to crap up
