    Looks like you have 2 zones, upstairs and downstairs. You would either need an extra single channel hive and receiver to run one of your zones or you could put 6 and 4 on the existing into 4 on the hive. I suppose then you could keep one zone run by the existing manual room stat then if you wanted.

    You can get black waste pipe if you’re worried although in reality who looks at the outside of their own house very much?. Probably more chance of the soakaway saturating than the condensate freezing these days...fit a non return valve on it.

    I saw a customer with an electric log fire, there were leds in the decorative logs which glowed like embers and evaporating steam looking like smoke...it was amazing, no way you’d have had it down as an electric fire.

    Ooh did I win one?, not if it was a faulty pump. I’ve had a hundred faulty pcbs keep the pump running 24/7 but never had a faulty pump stay on although I know they can in theory on the modulating cdi pumps

    Retail for the actuator 252.00, ebay 16.99!. Turns out the parameters had all gone out and needed to set it back up as a natural gas combi and it all started working ok...seems like a similar nail to the ferroli optimax!

    Leaking flue on combi

    Looks the right flue....good luck sticking the probe in the elbow test point!. New seals needed I expect and a clip or two. Clamps require screwing too.
