    Cavity closers

The "proper thing" I payed for was just celotex-type insulation board with some DPC glued on and some tags for holding it in place. You can also get some fancy concertina-types. But, just fit in a piece of foam board nice and tight and/or fill the gaps with expanding foam. Wedge a piece of...

french doors in dormer loft conversions

Oh good thanks for that. So you'd be allowed the barrier on the outside. I've seen some around with no visible barrier. Hopefully these were not suicide doors ! Maybe it was done on the old rules, or they did not want inward openers taking up space in the room. Anyway, just got to finish...

french doors in dormer loft conversions

Does anyone know the planning and permitted development status of french doors (I know they should really be called "french windows") fitted in the box dormer of a loft conversion ? Obviously there would be a guard rail on the inside or the outside. Are they just very tall windows as far as...

Removing a section of solid wall for mixer valve & pipew

Its called chasing out a wall, same for pipes or cables. The only thing that matters is how much structural material you remove. So some of the depth can be gained from removing plaster. Building regs specify maximum depth / width into bricks or blocks for horizontal or vertical runs. Maybe...

    Basement Digging

You can get self build insurance (google it). About 5 years ago it was fairly cheap. Usually "self builders" are project managing other contractors, so make sure you tell them it is DIY. I needed it to protect neighbours when digging next to their wall and removing my half of a concrete slab...

would i need planning for velux cabrio windows?

House near my mum has a french door upstairs with no barrier outside. I'm guessing it opens outwards and there is a barrier on the inside. Presumably this is to get round the planning permission issue. However it does look like a suicide window, and must look odd if the door are opened...

    Building control issue

Well it was asking for trouble to put the ridge beam into the chimney. I've seen 2 beams used, one either side before. But the contractor should have got the "no fire" thing signed by the homeowner as part of the original contract. That could have then been passed on to building control. The...

    space between tiles??

Surely this cannot be possible ? - the link to photos did not work. Imagine the step up at the doorway. Maybe they bedded them into a screed. Using proper adhesive would have cost many hundeds of pounds. ??? Simon.

    Internal waste inspection cover

The WA only has a say in it if the drains are in their remit. A private branch to just your house would not be. Note that shared private branches are now adopted by the WA. Simon.

Whats the best type of roof on this extension (eleva pics)

[/url] If you really don't want a flat roof, You can do a pitched roof with a recess around the window and a flat lead-covered area in front of the window. Sorry cannot remember what this is called. A house near me has 3 of these in a row. Or a fake pitched tiled parapet that looks like a...

House project (kitchen + shower room)

The side extension was probably built as a granny flat, thus the extra front door ! Why do you not want to go through the cupboard under the stairs ? Is there a consumer unit / fuse box in there ? It seems like the obvious solution. The horrid dogleg corridor will be a nightmare. Simon.

Cavity Wall insulation (How can I tell its there?)

The new builds around here have for years used full fill glass fibre batts (the yellow stuff). You can see it at the window reveals.

Do you need to use cavity trays when using cavity lintels?

To be thorough you should use end caps as well, to prevent water running off the end of the lintel. I don't think most builders would bother with either. Unless of course the plans specified it ...

    Can porches be removed?

If it was added on, it can be taken off ! Simon.

Are stud walls ever load bearing?

My bathroom wall was offering some support to the ceiling joists. If removed, the ceiling would have definitely sagged to some extent, especially if walked upon in the loft. Luckily I was only moving it a foot ;-) Simon.

    Painting OSB3

Part of my shed / garage is OSB3 painted with bitumen paint which adds the to the water resistance. Paint the cut ends well, since that is where water can get in, even in OSB3. The best way to paint it ? With a painting utensil ? I just used a big brush, which is better at getting "into"...

    Insulate alcoves

Note: that link is for polystyrene backed plasterboard. For better insulation get phenolic boards (celotex etc.). Not sure if this is closed cell foam, but it should have foil on that would act as a vapour barrier. Simon.
