Turned out this was a bit of a mess. No DPC, and the rot had spread in to the frame. Ended up ripping it out and building a dwarf wall with some new upvc windows and door. Gave me a chance to move the door around to the front too!

Well...we found the thermal cut off!!! It was very well hidden in between the spades for the element. Barely visible. And there was me assuming it was on the stat. Thanks guys for the help on this - only cost me £30 in the end but i've learnt plenty!
