Old Mortar Falling Out Of Gullies

OP, Are any of the valleys leaking - is damp showing below in the loft or on ceilings? You appear to show a lead valley in the pic - the lead has been pointed in with sand and cement. The best method for repairing that kind of lead valley is to lift tiles on either side & examine how the valley...

How to vent a bricked up fireplace?

Use a hit & mis vent centred in the blocking material.

How to vent a bricked up fireplace?

Good practice is to sweep the flue before blocking off. Redundant flues are best served with a vent at the bottom & a redundant flue cowl at the top.

    Is this a leak?

OP, Put your head thro the ceiling hatch & take some pics - also post pics of the outside of the roof.

    Kitchen floor repair

OP, You could do as you propose - or even do nothing given that the short (6"?) gap will be covered with 18mm ply. If you think its necessary the base unit leg can be moved or replaced with a supported packing piece?

How to increase ventilation in my shallow crawl space.

OP, Why not post pics showing what you complain of, and pics showing the front & rear elevations at ground level?

    Water Penetration New Build

OP, On my screen the "little friends" seem to be stalk and cup mushrooms - is there a mushroom smell? Various mushrooms are involved with decaying timber including Dry Rot conditions. However afaik, nine months is a short time for Dry Rot to flourish? If you carefully removed the loose debris...

Roof structure question - perpendicular ceiling joists

Poster #7, "But if if short of structural nous" reads like you are a bit short of nous yourself? Just saying FWIW but you do seem to be having a bit of difficulty with your sentence construction - "that what" "deigned" "????" My google gave your word "spragging" as another word for sagging -...

Roof structure question - perpendicular ceiling joists

Poster #4, google tells me that "spragging" is a sometimes used word for sagging. How would sagging "around the roof light area prevent any issues with not doubling up the joists"? The goal post has been installed precisely to deal with the effects of cutting in the roof light. All trimming...

Does this fireback look like its supporting anything?

OP, You are removing the fireplace entirely - to do what?

What can I do about this?

OP, Stay well away from the "mybuilder" or similar websites - they are traps for throwing your money away, & possibly having your property damaged. There's the "asking neighbours etc." route for looking for qualified or simply reliable people but thats often a bit sketchy. A handy person maybe...

Does this fireback look like its supporting anything?

OP, Whats your purpose for doing this work? 1980's chimney flues were often built with chimney flue block liners. Why not get your flue or flues swept and then have a camera dropped down before removing the fire back (if thats your intention)? FWIW: Removing the fire back shouldn't disturb...

    Damp on hidden fireplace

Poster #8, One would not "need to include some sort of baffle". Have you previously suggested installing baffles in flues or covering vents "to stop dirt, dust and debris" - or for any other reason? What kind of baffle would you use?

    Replace LVT in bathroom

OP, Good for you - dont lay the new stuff on top of the old. Strip the floor so that any damage, leaks etc can be exposed, & a flat, smooth surface provided for laying. What do you propose to lay - I was assuming more LVT or sheet vinyl but if its ceramic tile then come back here? If you have...

    Replace LVT in bathroom

OP, Bathroom fitters could do the job of lifting everything, & later replacing it after laying the floor. But any competent floor layer could cut in around any fixtures - so could you: Making a paper template scribed in around the fixtures, skirting and threshold would work.

How do I cover this boxed in area that needs to be accessible?

OP, 1. The main gas isolator must be easily accessible at all times. 2. Your isolator might not be easily accessible, & a gas inspection or a RICS surveyor might red flag the installation? 3. Why not get a heads up from a bathroom fitter or a plumber?

Roof structure question - perpendicular ceiling joists

OP, You might have something called a Snub Hip roof? The roof light should have been trimmed with doubled trimming rafters. Cutting in the roof light seems to have caused possible structural problems? The goal post prop appears to be recent? Pics showing the outside of the roof planes would...

Board under facia is rotten help/advise

OP, I'm trying to help you so: You are not "progressing further" you are going backwards - putting the cart before the horse. Do you understand what I posted above? Such as, first you strip off, & then you post pics of the damage that's been exposed. Nothing about ordering materials.

What is this holding the loo to the waste pipe?

OP, Cut the soil pipe tight close to the wall - removing the soil pipe will give you much more room to work with when installing a new WC. Using a reciprocating saw with an appropriate length and teeth for the job is a popular method - or use a 9" angle grinder with an appropriate cutter disc.

Do i need a new lean to roof or can a 'patch' job work? (pics)

OP, If the roof is no longer leaking then leave it alone - & dont go on the roof or allow anyone else to go on the roof. Think insurance?
