    Fire regulations - glass partition

I had a similar issue, put a window into a room on 3rd floor landing of loft conversion, its 600mm x 600mm and double glazed, passed with no questions with BC. On paper it should be fire resistant, a fire resistant pane with wire mesh would have cost me £33 only. Yours may be different, if it s...

    Cannot understand plans

Yes should do, i had my plans done and they were sent to me all in one go with joist, beam, timber specs/sizes, etc. However my plan was never followed to the book by the builder and the end product is different, still passed building regs.

    Cannot understand plans

You need more details, like joist locations and sizes and UB sizes/locations, basically the plans need to be done to building reg spec.

    New CU

Need some advice. Had the CU upgraded to 17th edition as part of loft conversion, all been signed off and BC cert has arrived. Have a question on power sockets, the sockets are all under 32A MCB'S, i just noticed it now, is this ok? I though its normally 16A/20A MCB'S?

    Lost in Insulation

My opinion is you can find your own material, as long as it is 100mm+ and fulfills the thermal requirements. My loft spec specifies celetex, but builder put in IKOTHERM, cheaper in price but same performance. Also plans say 150mm insulation on rafters, builder but in 110mm due to size of...

    Eaves Storage for Loft Conversion

Need to bounce this off many people. Had loff conversion done with eaves storage with 2 small cupboard doors, does this need to be ventilated as worried that during winter it will be full of condensation if i pack in more insulation to seal any draughts. The sloping roof over storage has a...

    Buildings Inspector

BC in my opinion is a waste of time in London, its not like people are bothered about selling a house without the paperwork. There is high demand and the buyer has not even bothered to ask whether it has a BC cert as they know the house will be snapped up by someone else. On many occasions i...

    Architect mistakes

My builder looked at my loft drawings and did not stick to beam size or location of them, took measurements, ordered them and put them in, BCO came out looked and said nothing, onto next stage after that. In fact my drawings have been compromised a lot.

How hard is it to draw your own plans?

Not rocket science. I had a plan drawn up with BC spec for dormer loft conversion and submitted, however during the build the builder deviated on many things and no revised plan was submitted, BC officer has already done 2 inspections and the last one will be in 2 weeks when complete. A...
