Replacing a double glazing pane with condensation inside

Sorry, I know the penchant on this forum for pictures, and I forgot that I actually had one on my camera!

    Right Angled Bath Shower Screens

The Outasight looks cool! But it won't work as I don't physically have a wall to attach the metal thing that keeps the screen in. That wall has a window frame that blocks the way of any bath screen attachments. I was looking at bath screens with multiple panels that fold.... it will work, but...

Replacing a double glazing pane with condensation inside

Just bought a property where a double glazing pane in the living room needs replacing. TBH, the whole window frame and all the panes could do with replacing, as the frame is an ugly white uPVC. But there's alot of window and alot of frame, so can't just afford at the moment to replace. So I'm...

    Right Angled Bath Shower Screens

Due a really tiny bathroom and a big window, I've been tearing my hair out thinking of how to fit a shower screen onto my bathtub. Essentially, one end of the bathtub is against a wall with a big window, so it won't be possible to mount the shower screen to that wall. So the only way would...

WC unit brackets for wall mounted toilets

I've been looking to install a new WC into a bathroom that I am doing a complete makeover, and quite into the idea of having a wood-finish WC unit, with the cistern inside, and then having a wall mounted WC on it. Its been hard to find a WC unit that has fixing brackets that come with it, but...

Whole Flat Refurb - Starting Soon!

MarkWG - I thought about that! Surprisingly, all the builders I've brought round said that I don't need to get Building Notice to replace the plaster? I live under Lambeth Council in London by the way.... is this requirement done on a council by council thing? Geps: insulating all the...

Chimney Breasts Removal - Two Very Different Quotes!

No, the quote is ONLY for the first floor removal - so the ground floor chimney breast is still staying. The quotes include putting in the support structure in the loft for the rest of the chimney stack (but not the actual steel beam cost). My local council (Lambeth Living) charging £300...

Chimney Breasts Removal - Two Very Different Quotes!

I’ve been getting builders to come and quote for a renovation project, and getting quite diverse quotes for one of the works – removal of two chimney breasts from the bedrooms. As a background, the property is a 2-bedroom 1st floor maisonette, in an Edwardian terrace house that only has the...

Party Wall Notice - During a House Sale/Purchase

Good points - and I guess the current vendor doesn't want to take the risk either. I guess now I should just try to get in touch with the other party involved informally, float my plan of removing the chimney breast just so that they know that it is coming, hopefully get their verbal...

Party Wall Notice - During a House Sale/Purchase

I'm about to complete on a property at the end of this month. Part of the works I am envisioning involves the removal of an extremely large chimney breast in a small bedroom. The chimney breast is on a party wall with the neighbours next door. As I'm quite keen to get works started...

Whole Flat Refurb - Starting Soon!

No worries about the windows... they are already double glazing, but two have had their seal broken (condensation inside) and the other few look to be cheap double glazing, so replacing like for like (but with better quality). I'll get on my solicitor's case to check the lease about the...

Hi Chris, I see that you post quite often in the Electrics subforum. Are you an electrician...

Hi Chris, I see that you post quite often in the Electrics subforum. Are you an electrician based in London by any chance? I'm completing on a property in a few weeks that will need a complete refurb - as well as a rewiring job. Currently looking to line up the various jobs so I can hit the...

Whole Flat Refurb - Starting Soon!

ajrobb: you've mentioned something interesting. So if the external brick wall is covered in render (on the external part), then you're free to do whatever you want with the plaster on the internal facing part of the wall? Is that right? And roughly what is the process of getting the BCO...

Whole Flat Refurb - Starting Soon!

You have a good point which I haven't thought about before - the 25% thermal element rule. I did a bit more digging - so the building regs will only apply to the walls in each room that are external walls (where temperature on one side is expected to be quite different from the other). Damn...

Whole Flat Refurb - Starting Soon!

Just about to complete on a 2-bedroom maisonette purchase, and looking a total refurb job. Liveable at the moment - but current vendors haven't really updated in 10+ years and we wanted modern and new fittings. About to get my builders in to take a look to assess the financial damage and the...

Pluvial / Surface Water Flooding Risk?

That won't solve the problem - if the area gets flooded, then I'll still have to pay for any repairs to the whole building! (shared out with the ground floor flat of course).

Pluvial / Surface Water Flooding Risk?

Its true - I don't have to worry about my first floor flat flooding. But as its leasehold, I suspect that if there's any damage to the external structure of the building from flooding, I probably would have to share out in the repair costs.
